Purpose of Role
This role resides in the Property team as part of the Industry, Investment and Commercial (IIC) Group within the Advisory Division. The team provides strategic, financial, and commercially focused advice that optimises assets, projects, portfolios or transactions.  
 
Land and buildings are the largest asset class on the State’s balance sheet (~38%) with ~$194bn of real estate assets under management (AUM)[1]. Collectively our clients are the largest owners, tenant occupiers and users of property in Queensland (eg. offices, industrial, residential and other social infrastructure – schools and hospitals); therefore, the team’s insights are highly sought-after to maximise value and optimise costs.  
 
The team works closely with these agencies with large property portfolios (Resources, Public Works, Transport and Housing etc) in partnership with central agencies to execute on government priorities that create better financial outcomes for Queensland. Our team provides a lens that complements and supplements their internal knowledge with our own industry and technical expertise. As an experienced professional, you will be responsible for a wide range of commercial and corporate property advice including:
  • Presenting financial analysis and commercial solutions to complex asset challenges.
  • Preparing leased and owned accommodation plans for large office and other commercial property tenancies/portfolios. 
  • Creating development feasibility and precinct analysis on significant urban renewal projects across the state.
  • Providing transaction due diligence, including identifying risks and returns on planned investments and portfolio strategies.
  • Assisting with procurement options and structured finance arrangements for construction and delivery programs, including market and investment analysis.

Responsibilities & Accountabilities
  • Report to the Team Director and act as commercial project lead on Property related advisory projects.
  • Provide hands-on commercial property and development focused advice including investment or portfolio strategy.
  • Lead day-to-day delivery of advisory projects, transactions, developments, portfolio optimisation and programs, directly or through teams.
  • Deliver high-quality written reports with strategic, financial and commercial analysis as an evidence-base for advice or thought leadership assignments. Deliver presentations to executives, boards or senior government levels.
  • Provide financial modelling, feasibility assessments and business cases / investment rationale including for structured finance and portfolio solutions.
  • Provide internal reporting and financial requirements, including budgeting, staff resourcing and performance.
  • Contribute to business development or seek commercial opportunities to deliver on State priorities. Contribute to the Team, Group, Division and Corporate KPIs.
Competencies
  • Demonstrate strong financial and commercial acumen with extensive expertise in dealing with property sector issues and challenges.
  • Demonstrate understanding of property development, investment or portfolio optimisation and evaluation approaches. This includes commercial lease portfolios, tenancy and lease management strategies.
  • Excellent hands-on report writing, financial analysis, modelling and presentation skills to provide deep insights.
  • Proficient in complementary technical and analytical skills such as financial modelling, corporate finance, project finance, feasibility studies, development management, structuring or valuations.
  • Skills in negotiating and facilitating discussions in a variety of project and client situations with an engaging and persuasive communication style (including for transactions or advisory engagements).
  • Principals must also demonstrate capacity across a broad spectrum of general commercial and consulting skills needed across the wider IIC Group, including:
    • Strong project management skills and ability to manage a cohesive project team of professionals.
    • Critical thinking, decision-making and complex problem-solving skills, including ability to effectively diagnose situations, provide options analysis and develop creative solutions.
    • Financial, economic, industry and statistical analysis skills with high attention to detail.
    • Communication skills (verbal, written, presentations), research, reporting and advocacy to a level suitable for presentation to stakeholders.
  • Tertiary qualification in a property, development, finance / commerce, business and economics or similar disciplines required for this role.
  • Complementary education and deep career experience in property may also be considered alongside demonstrated, equivalent and relevant professional training in the key technical competencies.
  • Solid experience from prior roles that demonstrate overall competency with focus on commercial property or development sector.
  • Deep experience with property markets, commercial asset types, investment or valuations eg. commercial real estate, development financing, banking or property consulting.
  • Precinct development and portfolio restructuring/optimisation experience (leased or owned) – highly regarded. 
  • Some exposure to government, policy development and understanding public assets, transactions, including risk allocation and post-transaction issues for the State – highly regarded.
