Role Overview
We are hiring an Estimator (Junior, Intermediate, or Senior level) to support industrial landlord works and tenant fit-out projects tied directly to lease deals.
 
This role is central to enabling leasing transactions by delivering accurate, timely budgets, competitive tenders, and commercially sound cost plans. You will work closely with Leasing, Asset Management, Construction, and external consultants to support projects from early feasibility through contract award.

Core Responsibilities (All Levels)

Pre-Construction & Estimating

  • Prepare ROMs, feasibility budgets, and detailed estimates (Class D → A, depending on level)
  • Perform quantity take-offs from drawings and specifications
  • Price scopes including:
    • Industrial office and warehouse tenant improvements
    • Dock doors, ramps, knock-outs, slab work, and structural mods
    • HVAC, electrical, lighting, and fire protection upgrades
    • Base-building upgrades required to close lease deals
  • Clearly define assumptions, exclusions, risks, and contingencies
  • Identify value-engineering and cost-saving opportunities
  • Maintain estimating benchmarks and historical cost data

Tendering & Procurement

  • Prepare tender packages, scopes of work, and pricing templates
  • Manage GC and trade tendering (level-dependent ownership)
  • Review bids for scope coverage, pricing accuracy, and risk
  • Complete bid levelling and commercial comparisons
  • Support or lead award recommendations and negotiations

Deal & Project Support

  • Deliver fast-turn pricing aligned with leasing timelines
  • Participate in pre-construction and design coordination meetings
  • Review consultant deliverables for constructability and cost alignment
  • Support pricing revisions as scopes evolve during lease negotiations
  • Ensure smooth handover from pre-construction to construction teams

Internal Collaboration

  • Work closely with:
    • Leasing (tenant inducements, deal economics)
    • Asset Management (capital planning & scope alignment)
    • Construction (execution readiness & risk mitigation)
  • Prepare clear cost summaries for internal approvals
  • Contribute to standard estimating tools and processes
 
Leveling & Experience Expectations

Junior Estimator (2–3 years)

  • Supports estimates and take-offs under guidance
  • Assists with tendering and bid levelling
  • Strong Excel and Bluebeam skills
  • Learning landlord vs tenant scope distinctions

Intermediate Estimator (3–5 years)

  • Independently prepares Class C/B estimates
  • Manages tenders with limited supervision
  • Strong understanding of industrial TI pricing
  • Regularly supports live lease negotiations

Senior Estimator / Preconstruction Manager (7+ years)

  • Owns Class D → A estimates and deal-critical budgets
  • Leads GC and trade tendering strategies
  • Provides commercial leadership and risk guidance
  • Mentors junior team members
  • Confident partner to Leasing and leadership teams

Core Skills & Tools

  • Advanced Excel (mandatory)
  • Bluebeam or equivalent take-off software
  • Strong drawing and specification interpretation
  • Excellent written and verbal communication
  • Calm, organized, and deadline-driven

Expected Compensation Range for Role: Approximately $110,000-$130,000/year.
 
Our salary ranges are determined by factors such as role, level and location. The range displayed on this job posting reflects the expected compensation for the role. Within the range set out above, individual pay is determined based on a number of factors unique to each candidate including but not limited to work location, job-related skills, experience, relevant education and training, business needs and market demands. Compensation is subject to change and may be modified in the future.
