Summary

Manage and administers the day-to-day operations of the property. This individual maintains regular communication with property management/owners. Responsible for the day to day operations and monitoring of the field employees and their functions

 

Schedule:  Monday-Friday, 8:30-5:00PM

Live-In Opportunity

Pay Rate: $120,000 yearly

 

Primary Job Responsibilities:

  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community while ensuring that all tasks are performed following safe procedures and efficiency
  • Schedule physical property inspections of property and utilize checklist(s) for follow-up on a regular basis.
  • Review inspection reports and follow-up with appropriate action
  • Conducts regular inspections of the building envelop
  • Inspect unit conditions and responds to resident’s requests for service
  • Monitors roofs and moisture intrusions
  • Helps on the monitoring of preventive maintenance
  • Oversees the completion of all work orders and make ready process to ensure all work is diagnosed and repaired or replaced in accordance with established policies, procedures, safety standards, and code requirements and budgetary requirements
  • Assist in the major replacement decisions by inspecting appliances, flooring and window covering when residents request replacements.
  • Assist with inspections and coordination of multiple trades during repairs
  • Accompany city inspectors and fire inspectors 
  • Ensures the property comply with local, state and federal regulations related to the handling and disposal of hazardous materials. Determines the appropriate length of time hazardous materials can be stored, performs weekly and quarterly inspections and reports findings
  • May assign and/or supervise the work of Handyman and Janitors.
  • Be available to be on-call to handle after-hours emergencies.
  • Performs related work as assigned.
  • Manage completion of unit turns, final sign off on the make ready process. Helping with the coordination of all involved parties
  • Perform random inspections of the work done by the maintenance staff and make sure that it was done properly
  • Conducts regularly scheduled safety meetings, ensure all SDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure property compliance.
  • Coordinates and assists with all other contractors of the property in the completion of tasks ensuring the benefit of the property 

 

Requirements:

 

  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete requests
  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and other documents.  
  • Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
  • Basic knowledge of electrical work
  • Basic knowledge of roofing
  • Basic knowledge of carpentry
  • Basic knowledge of janitorial cleaning 
  • General handyman knowledge
