A PENTA Senior Preconstruction Manager participates in all preconstruction services including estimating, scheduling, planning, bidding, and budgeting of projects. The ideal candidate for this role must be a flexible self-starter with a strong work ethic that stems from extensive experience in multiple project delivery methods across a wide variety of project types. 



At PENTA, a Senior Preconstruction Manager is responsible for:
 

  • Identifying, reviewing, and presenting potential project pursuits.
  • Attending job walks and maintaining familiarity with bid documents and existing conditions for project pursuits.
  • Writing narratives for proposals or reviewing and tailoring existing narratives.
  • Performing take offs and internal pricing for complex scopes on a variety of project types.
  • Implementing project specific bid strategies and preparing and reviewing bid documents.
  • Competently and completely assembling full GMP or Lump Sum project proposals, including break outs, qualifications, and alternates summaries.
  • Presenting organized, accurate, and timely cost information.
  • Developing subcontractor invite lists and ensuring subcontractor coverage for all trades included in the project pursuit.
  • Adapting preconstruction techniques to Design-Bid-Build (DBB), Design/Build (DB), and Construction Manager at Risk (CMAR).
  • Efficiently managing outside design teams, providing qualitative work product feedback and design schedule adherence.
  • Having the communication skills and knowledge required to deal with Owners and/or Owner's Representatives in a professional manner.
  • Developing and maintaining professional relationships with subcontractor community and acting as the main point of contact for subcontractor organization leaders.
  • Having the ability to lead a preconstruction team through multiple, iterative budgeting estimates-balancing design goal and construction cost limitations to arrive at the best value.
  • Assisting in business development in the local market with specific intent to reach new customers and market sectors.

  • A minimum of 7-10 years of verifiable experience estimating jobs and familiarity with the local market. 
  • Ability to pull data together from limited information and work autonomously from project inception to completion.
  • Communication skills to speak with clients, in presentations, and sub-contractors.
  • The ability to lead and a desire to teach and mentor other employees on the team.
