Sr. Project Manager Responsiblities:
- Act as an Owner Advisor during pre-design, post award, and closeout phases of a Design-Build Best Value process utilizing industry standards applicable to the project.
- Assist in reviewing and making recommendations for any required revisions to the client provided Design Development and RFP process to solicit Design-Build teams in accordance with the Public Contract Code.
- Assist the client in the selection process of the DB teams and support the determination of the most highly qualified proposer.
- Monitor and update schedule on a biweekly basis to identify project status and potential schedule slippages.
- Manage the entire California Environmental Quality Act (CEQA) process for the owner (currently in progress).
- Attend/Facilitate the proprietary one-on-one DB team meetings and presentations and provide feedback to the client.
- Assist in analyzing and qualifying cost information and cost escalation factors provided by DB team in current market conditions.
- Set up and maintain project files for the construction phase in accordance with client requirements.
- Review the contractor’s logistics planning (i.e. traffic control plan, laydown area, trailer locations, construction fencing, etc.).
- Provide contract administration duties such as; submittal Quality Assurance/Quality Control (QA/QC) review, RFI review and response, change-order negotiations, schedule controls and coordination with the project engineer/project manager and with all regulatory agencies.
- Participate in regular project meetings and progress reviews to address the various issues during construction. Represent the client at all project meetings.
- Manage and oversee commissioning and closeout phase of the project.
Sr. Project Manager Qualifications:
- Minimum of 10 years construction project management experience, preferably with some experience operating as an Owners Representative.
- Strong working knowledge and awareness of; design-build, local building codes, environmental restrictions, regulatory agencies, and utility coordination.
- Prefer a project background in one or several of the following project types: mixed-use, senior living, healthcare, multi-family residential with healthcare elements, etc.
