This is a newly created position based on the growth and needs of our Colorado portfolio. Monarch will supply a truck and all necessary specialty equipment but desire someone with basic tools.

Purpose:
 This position will complete in-unit renovation, exterior building and related remodeling projects within the region, aimed at adding value as well as protecting the assets of Monarchs properties.  The renovation process may include installing new appliances, plumbing, light fixtures & lighting, electrical work, carpentry, dry walling, tiling, possible windows & doors when needed and managing 3rd party contractors.

                                   

Essential Job Duties and Responsibilities:

  • Evaluate & propose renovations that will maximize return on investment (ROI)
  • Write and present projects, including budgets to management
  • Repair and/or replace appliances when necessary
  • Update lighting, fixtures and switches
  • Remodel kitchens & bathrooms
  • Adding dishwashers, garbage disposals and possible washers & dryers where there once was none
  • Painting/Staining both interior and exterior applications
  • Exterior structural maintenance as it relates to curb appeal including trim, gutters and siding
  • Repair, rehab or build from scratch porches, stoops, wood decks and/or exterior wall partitions
  • Provide turnkey finishing when projects are complete
  • Other duties and special projects as assigned

Other Duties:

  • Repair and/or replace doors and windows when needed
  • Assist in capital projects including but not limited to rehab and/or major repairs
  • Assist in managing 3rd party vendors including gathering 3 bids for projects
  • Assist properties with basic unit turns in-between tenants when needed

Supervisory Responsibilities:  This position will supervise a self built team both temporary and possible permanent employees.

 Knowledge, Skills and Experience required (unless otherwise noted):

  • High school diploma or equivalent
  • 4+ years’ experience in maintenance, including basic project management and reporting
  • Knowledge of maintenance budgets, can read, manage assist in creation of project budgets
  • Dry walling including painting and carpentry
  • Extensive knowledge of plumbing including sweating copper pipe
  • Extensive knowledge of electrical including outlets, switches and light fixtures
  • Knowledge of repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
  • Basic HVAC and/or boiler system knowledge preferred
  • Basic water heater knowledge both electric and gas preferred
  • Excellent problem solving skills
  • OSHA (Occupational Safety and Health Act) Certified or willing to work towards certification if industry experience is documented.
