We are actively interviewing for an experienced Apartment Maintenance Rover to cover the properties in the Birmingham/Montgomery area

 What You Need:
  • HVAC Certification (various systems) REQUIRED
  • EPA License REQUIRED
  • CPO License REQUIRED
  • Valid drivers license and reliable transportation
  • 6+ years of experience in maintenance (3+ years in multi-family housing)
  • Experience with managing maintenance up to 500+ units
  • Experience managing/supervising 6+ employees
  • Extensive knowledge of multi-family maintenance budget, read, manage, and create of a budget
  • Dry walling including painting and carpentry
  • Expert knowledge of plumbing including sweating copper pipe
  • Expert knowledge of electrical including outlets, switches, and light fixtures
  • Extensive repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers, and garbage disposals
  • Expert water heater knowledge both electric and gas
 What We Need:
 
  • Lead capital improvement projects (rehab or major repairs)
  • Manage 3rd party vendors
  • Assists in preventative maintenance as assigned
  • Directs property maintenance staff in absence of Maintenance Supervisor
  • Assists Property Manager/ Regional Management in updating turn boards/ Organizes turn process
  • Completes work orders assigned to them in a timely manner based on priority, including HVAC, Plumbing and Electrical repairs
  • Turns units (“make ready’s”) in between tenant occupancy
  • Assists in exterior building maintenance
  • Cleans and makes minor repairs to gutter & downspouts
  • Power washes exterior buildings
  • Completes asphalt and parking lot repairs
  • Assists in the opening/ closing of pools
  • Completes minor pool repairs
  • Completes roof repairs
  • Paints and stains, both interior and exterior application
  • Maintains grounds and general landscaping projects
  • Cleans exterior spaces & entry ways such as overhead lights and under stairwells
  • Drains and cleans water heaters and boilers
