HIRING  - APARTMENT MAINTENANCE TECHNICIAN  to join our team in Omaha! This hands on job will deal with make-readies, work-orders, grounds, and shared on-call. The person for this role will split work between Pacific Winds and West Haven Apartments in Omaha.

SCHEDULE:
M-F 8-5PM (80hrs paid time off 1st year, paid holidays) will be between two sites
No Weekends, very little on-call 1x every 3 weeks (on-call is only at Pacific Winds)

PAY:
$21-23 an hour (full-time)

BONUSES POTENTIAL:
$750 quarterly bonuses (based on site performance)
$100 for every week you hold the on-call phone and minimum 1.5hrs paid time for emergency calls
That is $3,000+ in annual bonuses!

What You'll Be Doing:    

  • Ensure all work orders are completed in a timely manner based on priority
  • Make Ready / Turning Units in between tenants
  • Painting/Staining both interior and exterior applications
  • Manage and adapt a preventative maintenance program
  • Exterior structural maintenance as needed
  • Managing coverage of a 24/7 emergency cell phone
  • Snow removal (when applicable)
  • Pool maintenance (where applicable)
  • Housing inspection experience preferred (not required)

The Experience We Like To See:    

  • 2+ years’ experience in maintenance or equivalent
  • 6+ months experience in apartment maintenance
  • Dry walling including painting and carpentry
  • Basic knowledge of plumbing, sweeting copper pipe preferred
  • Basic knowledge of electrical including outlets, switches and light fixtures
  • Basic repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
  • Preferred experience in HVAC and/or boiler system knowledge
  • Some knowledge of water heaters both electric and gas
  • Problem solving skills
  • Be able to provide great customer service to our residents
  • Have basic safety training or be willing to go through basic training within 30/days
