Columbus! Monarch Investment and Management Group are looking for skilled Maintenance Rovers to join our team! This position assists in executing the inspection, maintenance, and repair efforts of a portfolio of properties.

Essential Job Duties and Responsibilities:
• Paints and stains, both interior and exterior application
• Completes work orders assigned to them in a timely manner based on priority
• Turns units (“make readys”) in between tenant occupancy
• Provides detailed statement of work completed for property records and for payroll allocation
when applicable or requested
• Maintains grounds and general landscaping projects
• Cleans exterior spaces & entry ways such as overhead lights and under stairwells
• Cleans and makes minor repairs to gutter & downspouts
• Power washes exterior buildings
• Assists in exterior building maintenance as needed such as siding, soffit and window repairs,
• Completes roof repairs at the direction of skilled labor
• Completes asphalt and parking lot repairs at the direction of skilled labor
• Assists in preventative maintenance as assigned
• Drains and cleans water heaters and boilers
• Changes HVAC filters
• Changes smoke detector batteries
• Assists with snow removal (when applicable)
• Assists in pool maintenance (where applicable)
• Other duties and special projects as assigned

Knowledge, Skills, and Experience Required:
• High school diploma or equivalent
• Valid EPA / HVAC certification Required
within the first quarter of employment)
• 3+ years’ experience in maintenance or equivalent
• 1+ years’ experience in apartment maintenance
• Some experience managing and/or executing capital projects
• Must be able to climb ladders, 6’ to 32’
• Must have basic safety knowledge and ability to apply principles to work (basic training will be provided within 30 days of hire if needed)

General understanding and ability to complete the following:
o Dry walling, including painting and carpentry
o plumbing, sweating copper pipe
o electrical including outlets, switches and light fixtures
o HVAC and/or boiler systems
o water heaters, both electric and gas
o diagnose, troubleshoot, and repair appliances including but not limited to refrigerators, stoves, dishwashers, and garbage disposal
• Ability to self-manage and stay on task during solo projects
• Ability to travel and work between different sites as directed on a daily basis
• Ability to direct and lead other team members effectively
• Effective verbal and written communication
• Effective problem solving skills
• Ability to provide great customer service to our residents
• Personal computer skills with Microsoft Office software applications for purpose of ordering supplies, managing work order system, inventory management and creating work/schedule plans
