Monarch Investment has the opportunity of a lifetime for the right maintenance individual! Today we are looking for an Apartment Maintenance Rover Technician in the Evansville, IN area. SCHEDULE:
M-F 8:00am - 5:00pm
Some on-call at properties located in Evansville (About 1 week out of every 4 weeks)

Here's what we need from you!
- Valid EPA / HVAC certification and demonstrated HVAC experience
- Valid pool certification (Preferred)
- 1+ years’ experience in maintenance or equivalent
- Some experience in apartment maintenance
- Some experience managing and/or executing capital projects
- Must be able to climb ladders, 6’ to 32’
- Must have basic safety knowledge and ability to apply principles to work (basic training will be provided within 30 days of hire if needed)
- General understanding and ability to complete the following:
- Dry walling, including painting and carpentry
- Plumbing, sweating copper pipe
- Electrical including outlets, switches, and light fixtures
- HVAC and/or boiler systems
- Water heaters, both electric and gas
- Diagnose, troubleshoot, and repair appliances including but not limited to refrigerators, stoves, dishwashers, and garbage disposal
- Ability to self-manage and stay on task during solo projects
- Ability to travel and work between different sites as directed on a daily basis
- Ability to direct and lead other team members effectively
- Effective verbal and written communication
- Effective problem-solving skills
- Ability to provide great customer service to our residents
- Personal computer skills with Microsoft Office software applications for purpose of ordering supplies, managing work order system, inventory management and creating work/schedule plans

Essential Jobs Duties and Responsibilities:
- Ensure all work orders are completed in a timely manner based on priority
- Make Ready / Turning Units in between tenants
- Painting/Staining both interior and exterior applications
- Maintaining grounds
- Working with Regional Property Managers on monthly maintenance budget reviews and audits
- Create, Manage and adapt a preventative maintenance program for individual properties
- Keeping a clean and organized maintenance shop and other work areas
- Inventory Control
- Exterior structural maintenance as needed
- Assist in managing coverage of a 24/7 emergency cell phone and fill in gaps when applicable
- Snow removal
- Pool maintenance
- Lead capital projects including but not limited to rehab and/or major repairs
- Manage 3rd party vendors including gathering 3 bids for projects
