The Associate Project Manager will provide full-time project and construction management support and will have frequent interaction with the Low and Mid Rise Project Management Team, consultants, trades and Site Management. The Associate PM oversees the projects performance in relation to its budget, schedule and quality while delivering on our mission of providing The Best Homeowner Experience.
What you’ll do
- Supports the administration and technicalities of mid/high-rise projects, enforcing company and project standard processes, procedures, and policies.
- Assist in the planning of future mid/high rise projects including scheduling, budgeting and design input.
- During the design management process, prepares estimates and value engineering analysis, peer and constructability reviews, and oversee scheduling to ensure successful construction start times.
- Work closely with the purchasing department for setup and implementation of projects into JD Edwards and BuildPro Integration.
- Develop tender packages in conjunction for the purchasing department and construction manager.
- Develops, prepares and maintains detailed project schedule in conjunction with the Construction Manager and site Superintendents.
- Maintain comprehensive budgets, monitoring and managing costs on actuals versus budget and ensures communication and reports are provided and reviewed by Construction Manager on a regular basis.
- Manages project staff through on-going performance management, development, coaching and attracting and retaining strong performers. Plans, organizes and conducts regular meetings with staff to review manpower, materials, quality, production and safety and communicate business updates as required.
- Support the management contracts by being responsible for solicitation, evaluation and selection of consultants and sub-trades while ensuring compliance with the procedures and policies
- Review and provide analysis of drawings and specifications ensuring communication to the project team including site staff, trades etc.
- Ensures processing of submittals, requests for information, site instructions, change order and notice of change. Specifically, manage the change order process through negotiation and cost assessment. Understand and communicate the implication of Change Orders for the project.
- Work closely with the Project Manager and Site Superintendent to understand and plan for construction methods, resource requirements, capacity and timelines.
- Responsible for supporting and monitoring the quality assurance and quality control program.
- Ensures a collaborative working environment throughout the execution of project amongst all staff and stakeholders.
- Continuously stays up to date with best practices and industry trends.
- Carry out additional tasks as assigned.
What you bring
- Post-secondary education in Engineering, Architecture, Business, Project Management or related field, or suitable combination of education and experience.
- Minimum 5 years of progressive experience in residential/commercial construction industry ideally with experience estimating & purchasing of Condominiums.
- Financial Management: always managing by the numbers and understanding the projects financial position
- Strategic execution: assisting in the development of project strategy; calling on the right people at the right time; challenging the process
- Communication: professional internal financial and timeline reporting; integrating well with all internal departments; early detection of issues
- Negotiation skills: professional experience dealing ethically to resolve issues to maximize financial outcome while still maintaining relationships
- Relationship skills: consistently balancing the interests of all stakeholders (internal, consulting partners, municipal, political, suppliers, trades)
- Teamwork – overall contribution to the team; proactively helping others; consistent positive attitude; mentoring, teaching, training and learning
- Superior computer skills with MS Office – particularly Excel & MS Project.
- Working knowledge of building and construction material purchasing.
- Understanding of the Ontario Building Code.
- Valid Class G driver’s license with the ability to travel as required to various job sites.
Bonus points
- Working knowledge of Blue Beam, Procore AutoCAD and BuildPro is an asset.
Compensation
The expected base salary range for this position is $70,000 - $110,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.
You are also eligible to participate in Mattamy’s annual bonus program which gives you the opportunity to increase your total compensation if business and individual goals are achieved.
