What we offer

Mattamy Urban, the dedicated high-/mid-rise division of Mattamy Homes Canada, is seeking to hire a Development Manager for the Development group within our larger Development and Acquisitions team.

 

The role of Development Manager at Mattamy Urban is a central position, reporting to the Director, Development, and plays a vital role in our expansive growth plan for the high-rise business. You will be responsible for leading internal and external teams to bring mixed-use residential communities to life, skillfully navigating complexities such as planning approvals, intricate land deals, and partnerships. You will also have the opportunity to transform into a well-rounded development leader with not only technical and financial expertise but also a high level of empathy and finesse to realize opportunities and effectively address challenges while consistently prioritizing customers, the team, and broader stakeholders.

 

What you’ll do

  • Direct on a day-to-day basis multi-disciplinary consultant and joint venture partner project teams to secure favourable municipal approvals to enable sales launch and construction: official plan amendments, re-zonings, initial site plan applications, etc.
  • Actively and continuously collaborate, communicate with, and manage efforts of various internal departments, ensuring that potential challenges or opportunities to plan, budget, schedule, and/or relationships are proactively identified, communicated, analyzed, and addressed.
  • Maintain and promote customer/user awareness, ensuring that the specific needs, desires, and aspirations of the ultimate customers/users are considered in decisions.
  • Prepare and manage schedules, budgets, cash flows, and other financial reporting (including packages to joint venture partners) while using the project pro forma as a living day-to-day project management and decision tool.
  • Proactively and positively engage with municipal and community stakeholders to advance the entitlement process, working with the Mattamy team to identify novel “win-win” scenarios.
  • Support Mattamy’s awareness of and in engagement in current development regulatory regimes, helping Mattamy to work with various levels of government to help influence policy direction.

 

What you bring

  • A Bachelor’s degree in a related field: real estate, urban planning/geography, engineering, business/finance, law, etc.
  • 3+ years in high-rise residential/mixed-use real estate development, with progression into management of complex development projects and associated entitlement approvals.
  • Proven track record of excelling within a team-oriented and collaborative environment.
  • Experience in developing residential condominium projects in the City of Toronto and surrounding municipalities (fluent in the local planning approval regulatory/policy framework, associated municipal processes and actors, condominium process, etc.)
  • Rigorous customer-focus; real empathy for our customers/building users and an advocate for the customer/user in complex decisions.
  • Relationships within the local real estate industry — particularly, consultants and municipal/community/other stakeholders — and an ability to build rapport with diverse group of people, particularly during challenging negotiations.
  • Excellent and demonstrable people and project management skills, with the ability to prioritize multiple projects, relationships, tasks, and deadlines
  • Developed spatial skills, being able to identify how drawings relate to various regulatory/technical standards, site statistics, user experience and intended offering, etc.
  • Numeracy and financial acumen: able to understand how complex financial models and concepts may impact our proposed development objectives and vice versa.
  • Passion and drive for continual improvement and accomplishment, developing industry-leading projects balanced with achieving Mattamy’s schedule and budget objectives.
  • Concise writing and presentation skills

  • MBA or other advanced real estate education considered an asset
