Occupancy Specialist
Description
Mac Properties is seeking a detail-oriented and service-focused Occupancy Specialist to support operations at The Branscome, a HUD-regulated, Project-Based Section 8 (PBS8) community in St. Louis.
This role plays a critical part in ensuring regulatory compliance, managing resident certifications and renewals, and delivering a positive resident experience.
The Occupancy Specialist partners closely with property leadership and maintenance teams to support day-to-day operations while maintaining audit-ready files and high customer service standards. Experience in affordable housing and Yardi is strongly preferred.

Key Responsibilities
Occupancy, Compliance & Renewals
- Process initial, annual, and interim resident certifications in accordance with HUD and PBS8 requirements
- Manage resident lease renewals and ensure accurate, timely documentation
- Verify income, assets, household composition, and eligibility
- Maintain organized, audit-ready resident files
- Utilize Yardi for certifications, renewals, leasing activity, and reporting
Leasing & Resident Services
- Lease apartments in compliance with HUD and affordable housing regulations
- Conduct apartment showings and clearly explain program qualifications and lease terms
- Deliver professional, responsive customer service to residents and prospects
- Address resident concerns and escalate issues when appropriate
- Support resident retention through proactive communication
Property Operations Support
- Conduct regular building and unit walks
- Coordinate with maintenance on work orders and unit readiness
- Assist with move-ins, move-outs, inspections, and required documentation
Qualifications
- Experience with HUD, Project-Based Section 8 (PBS8), or affordable housing programs preferred
- Experience using Yardi or similar property management systems preferred
- Affordable housing credentials such as COS, TCS, HCCP, or SHCM are a plus
- Strong attention to detail and organizational skills
- Excellent communication and customer service skills
- High school diploma or equivalent required
