VP, Real Estate & Facilities
Description
Position Summary:
Responsible for overseeing real estate activities and facilities. Monitors existing real estate value and assess expansion patterns of competitors and evaluates potential sites based on demographics, property cost, and market potential. Conducts buy versus lease analysis and makes recommendations to other members of leadership. Inspects new properties to ensure they meet organizational expectations and negotiates contract terms as needed upon purchase or lease agreement. Creates and implements management policies for a portfolio of real estate assets, which may include commercial, industrial, and/or retail properties.
Responsibilities:
- Develops real estate strategy and standardizes activities and quality control:
- Development of Facilities management strategy and budget in-line with corporate strategy
- Definition, development and custodianship of all facilities management related policies, processes and KPIs
- Develops both strategic and tactical planning documents, including ad-hoc analysis and presentations.
- Oversees and manages complete portfolio of locations/assets:
- Space management (supply vs need) based on strategic decisions for core business needs and benchmarks
- Budget allocation, portfolio analysis, & use/lease/buy/sell recommendations
- Develops preliminary cost estimates; coordinates with accounting to manage all budgeted expenses and rent payments.
- Leads and provides integrative solutions across Real Estate portfolio and with partnering teams.
- Works with team on enhancing and developing sound plans to mitigate risk throughout the portfolio.
- Manages individual locations/assets:
- Conducts real estate market analyses, zoning studies; participates in site location, lease negotiations, and monitoring of lease compliance requirements.
- Lease contracts and lease renegotiations
- Budget planning, monitoring, and reporting
- Business case development and portfolio database update
- Executes site management activities:
- Translates strategies into program/project plans, including scope management, stakeholder engagement, deliverables, schedule, etc.
- Security, cleaning, fire protection, repairs, maintenance, decoration, constructions, garden/ land maintenance, office equipment & furnishings
- Performs other duties and projects as assigned.
Requirements:
- Bachelor’s Degree preferred, or minimum of ten (10) + years’ experience working in a similar field.
- Minimum seven (7) + years of management experience preferred.
- Proficiency in CoStar Commercial Real Estate platform preferred.
- Experience in the Mortgage industry preferred.

Base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay for this role is between $152,000 and $185,000. Your base pay will depend on multiple individualized factors, including your job-related knowledge/skills, qualifications, experience, and market location.
