Position Title: Property Manager
Work Location: Summit Chase, Grandview Heights, OH
Reports To: Link Real Estate Director of Association Management
Direct Reports: Summit Chase Assistant Manager, Facilities Manager, Concierge & Valet Manager
Qualifications
- Bachelor’s degree or equivalent academic training
- Prior experience as a manager in the field of residential property management, community association management, hospitality management, or similar background
- Hold the designation of Certified Manager of Community Associations (CMCA) or earn that designation within one (1) year of appointment to the staff of Summit Chase
- Experience utilizing CMMS software
- Experience managing P&Ls
- Prior experience with management of a high-rise building is strongly valued
- Valid driver’s license

- Individual will be expected to have reliable transportation to and from the building each day
Job Responsibilities
- Has overall accountability for the management of Summit Chase Condominium Unit Owners’ Association and Summit Chase high-rise building property.
- Is the primary point of contact between management company and six-member Board of Directors for the Summit Chase Condominium Unit Owners’ Association, as well as any committee chairs.
- Oversee day to day management of the Association and building operations within the scope of the management agreement and performance standards guidelines.
- Oversee all other staff assigned to Summit Chase.
- Enforce the Summit Chase Declaration & Bylaws, Rules & Regulations for Summit Chase Residents and Guests, and all policies and procedures as adopted by the Summit Chase Board of Directors.
- Oversees Facility Manager as the primary point of contact for and oversight of third-party service providers to the building, including janitorial services, preventative maintenance, landscaping and snow removal, fire protection systems, elevator services, and any other service providers for the building and property
- Communicate with building unit owners and residents regarding accounts receivable, unit maintenance, and incidents reported by residents or staff.
- Prepare the annual Summit Chase operating and capital improvement budgets for adoption by the Board of Directors; manage the budgets once adopted.
- Administer the provisions of the Reserve Study once adopted.
- With Board involvement and approval, prepare and implement the strategic plan for Summit Chase.
- Purchase goods and services within budget constraints and consistent with the Summit Chase approved purchase authorities, financial procedures, and procurement policies.
- Oversee Facilities Manager in ensuring that resident work orders and other building maintenance and repair projects are completed timely, efficiently, and on budget and that necessary preventative maintenance procedures are followed.
- Coordinate capital improvement projects with Board of Directors, Facilities Management team, and any and all contractors, engineers, and other parties necessary for each project.
- Complete timely and accurate reports to Link management and the Summit Chase Board of Directors.
- Prepare for and attend Association meetings and Board of Director meetings, as well as other meetings as may be scheduled; meetings often time take place in early evening hours.
- Coordinate and oversee the annual meeting of the members of the Association and the election of Board members.
- Administer procedures by staff to ensure the proper storage and retention of Association records, including contracts, financial records, maintenance records, incident reports, governance documents, and all business correspondence; ensure that staff comply with the Summit Chase Records Retention Policy.
