About your new career:

As our Marketing Manager, Planned Communities, you’ll help shape how Lewis communities are positioned, launched, marketed, and experienced. Based at our Upland Corporate Office, you’ll lead the day-to-day marketing strategy and execution for Lewis Planned Communities, using market, consumer, competitive, and builder insights to help guide business decisions and turn strategy into effective marketing programs.

This is a highly collaborative role where you’ll partner with the Senior Manager of Planned Communities Marketing, company leadership, guest home builders, and our centralized Marketing team.

Your work will include:

  • Develop marketing recommendations that help inform regional strategy, annual plans, budgets, and KPIs, then translate approved priorities into actionable community marketing plans.
  • Own community positioning and campaign strategy, including target audiences, messaging, campaign objectives, creative briefs, and go-to-market direction.
  • Lead marketing strategy for new community and phase launches, grand openings, amenity openings, broker and Realtor events, and other major community initiatives.
  • Manage and develop the Marketing Specialist, Planned Communities, providing priorities, coaching, workload direction, and performance feedback.
  • Serve as a strategic marketing partner to our guest home builders, identifying opportunities for joint marketing and providing relevant market and consumer insights.
  • Review market research, builder feedback, sales and traffic trends, demographics, competitive activity, and marketing performance to identify opportunities and recommend action.
  • Translate insights into recommendations related to community strategy, product, pricing, placemaking, positioning, messaging, campaign timing, and marketing activity.
  • Guide community marketing across digital, social, email, web, signage, events, photography, collateral, and sales-support materials.
  • Direct local social and content themes and community storytelling while partnering with centralized Digital and Brand teams on websites, SEO/SEM, landing pages, email, and digital optimization.
  • Lead community wayfinding and signage strategy, working with internal teams and vendors to maintain strong execution in the field.
  • Partner with Brand, Digital, Creative, Research, UX/UI, Marketing Operations, and Project Management teams to bring campaigns and initiatives to life.
  • Support annual marketing budget development, monitor project spending and commitments, and recommend adjustments based on business priorities.
  • Evaluate campaign and community marketing performance against established KPIs, communicate key learnings, and recommend changes to improve results.

Experience for Success:

  • 5+ years of progressive marketing experience, preferably within planned communities, homebuilding, real estate development, or multi-location consumer marketing.
  • Bachelor’s degree in Marketing, Communications, Business, Real Estate, or a related field preferred; equivalent relevant experience may be considered.
  • Demonstrated experience developing and executing multi-channel marketing strategies across digital, print, signage, events, email, web, social media, and sales-support materials.
  • Experience leading community or product launches, integrated campaigns, budgets, and cross-functional marketing initiatives.
  • Strong creative judgment with the ability to guide messaging, positioning, and content direction.
  • People-leadership, coaching, or work-direction experience with the ability to establish priorities and provide meaningful feedback.
  • Strong relationship-management and communication skills, including the ability to work effectively with business leaders, home builders, agencies, vendors, and cross-functional marketing partners.
  • Working knowledge of marketing analytics, digital marketing, project management tools, and Microsoft Office. Familiarity with CRM, CMS, email, and other marketing technology platforms is helpful.
  • NOTE: A valid driver’s license and reliable transportation are required for regular travel to Lewis communities, project sites, builder meetings, and events. Occasional evening or weekend work may be required for launches and events.

Salary & Perks:

In addition to salary of $95-110k per experience, the position includes a $100/month cellphone allowance, a 401k with company match, eligibility for an annual bonus and annual raise, a variety of health benefits plans to choose from, paid vacation and holidays, and much more.
