Senior Property Manager - Office & Industrial

Lewis Commercial, a division of The Lewis Group of Companies, one of the largest privately owned real estate developers in the nation, has an opening for an experienced Senior Property Manager for the Office/Industrial portfolio, to be located at the Upland, CA corporate office. 
 
As our new team leader, you will be responsible for the overall operations of a portfolio of nine office/industrial properties, including a golf course with an accompanying clubhouse and catering facility. The assets total over half a million square feet and are located in Southern and Northern California.
 
In addition to your experience in property management, you pride yourself on consistently demonstrating a level of leadership skill that elevates the performance of your entire property management team.
 
As the Senior Office and Industrial Property Manager, your responsibilities will include:
  • Supervising and leading a (4) person staff.
  • Oversight of general property operations, budgeting, and financial reporting.
  • Leading the office/industrial lease transactions, including but not limited to managing the listing broker, completing new and renewal leases by analyzing deal documentation for accuracy, reviewing tenant credit reports, and presenting deal files for executive review.
  • Managing capital improvement strategies, processes, planning, and implementation.
  • Vendor contract management and client and tenant relations, preparing necessary monthly, quarterly, and annual reporting for Senior Management and Partners conducting regular property inspections and site visits.
  • Generating cooperative partnerships with corporate departments, including Leasing, Accounting, Finance, Marketing, and Human Resources, to ensure the achievement of property and corporate objectives. 
  • Developing favorable relationships with local officials, government leaders, and key emergency service responders.
  • Monitoring and assist with accounts receivables as needed to achieve company objectives.
  • Developing strong tenant relationships through pre-construction and subsequent follow-up meetings. Manage team to regulate compliance with Rules & Regulations, specific lease requirements, and timely completion of construction.
  • Administering preventative maintenance programs and related vendor/contractor compliance for all applicable service and/or maintenance contracts.
  • Ensuring property safety systems are code-compliant, maintained, and inspected.
  • Understanding and monitoring utility consumption.
  • Managing and developing your direct reports while ensuring compliance with all company policies and procedures.
  • Your continued evaluation of each asset, identifying key issues, and developing and implementing action plans for your team.

To be successful, your skills and experience should include:

  • Strong knowledge of commercial property management, commercial leasing practices, and pertinent laws, rules and regulations earned over 7+ years of experience.
  • Bachelor’s degree in business or related field preferred
  • Advanced degree and/or industry certifications and designations are a plus.
  • Knowledge of MRI, JDE, and Yardi accounting systems preferred.
  • Working knowledge of commercial building mechanical systems
  • Excellent human relations skills, with superb written and verbal communication
  • Strong proficiency with Microsoft Office, and other property management programs relevant to the position
Note: Some auto travel within the Inland Empire area of Southern California will be required. Mileage will be reimbursed. Occasional air travel to the Sacramento area is also required.
