Senior Superintendent

Leopardo is looking for a Senior Superintendent to join our team initially running a large hospitality project in Texas!
Summary: As a member of the field operations team, the Senior Superintendent is responsible for providing overall leadership for on-site field administration, supervision and technical management for the day-to-day field operations of a singular large-sized complex project or multiple mid-sized projects. This role will plan, direct and coordinate designated project activities to ensure all project goals/objectives are attained or exceeded, met within the project schedule and budget, all while maintaining a safe project site and at the highest standards of quality. The Senior Superintendent will also perform quality control and subcontractor/vendor coordination activities. Some supervision of Superintendents I and /or II and Interns may be required.
Essential Duties and Responsibilities:
- Supervise total on-site effort to ensure project is constructed with design, budget and schedule, safety and quality. Monitor and achieve goals to include overhead, profit, general conditions, self perform trades, and total client satisfaction and profit projections/job cost maintenance in collaboration with other leaders as required.
- Organize, coordinate, and supervise the work of Leopardo Foreman and/or self perform employees; mastery of setting up self perform for success. Proactively monitor budgeted versus actual cost for self perform work.
- Coordinate daily subcontractor activities including pre-installation meetings with each trade contractor. Track status on subcontracts and insurance.
- Assist preconstruction and project management to develop an initial project schedule. Monitor the detailed master construction schedule, create a three-week look-ahead schedule that coincides with the master schedule, forecast required manpower, track critical dates of all activities affecting the project completion, document delays, and habitually communicate updates to all stakeholders as required.
- Develop a project safety plan in collaboration with the safety department, and proactively monitor Environmental Health and Safety initiatives. Walk jobsite daily to review conditions/progress and complete timely audits, inspections and daily logs, which document day-to-day job activities. Manage daily safe work plans and weekly toolbox talks. Report any incidents, property damage, and safety/quality matters for proper communication and investigation immediately.
- Initiate a project quality plan in collaboration with project management. Proactively monitor initiatives, document associated observations, and enforce subcontractors/vendors and self perform trades compliance to ensure quality of work.
- Provide technical assistance and direction to stakeholders as required (e.g., interpretation of drawings, recommended construction methods and equipment, planning, scheduling, and engineering functions as required).
- Actively participate/facilitate and/or lead pre, weekly (e.g., OAC, MEP Coordination, pre-installation, Pull Planning) and post construction meetings. Prepare and distribute meeting minutes, as required.
- Review construction documents for constructability and conformity. Compare shop drawings and submittals to contract documents and coordinate among various trade activities.
- Maintain construction documents on site by logging the drawings, sketches and bulletins. Post and process ASI’s, bulletins, CCDs, etc. Generate field documentation to assist the Sustainability Manager in final submission to approving authorities. Ensure final inspections and tests are timely.
- Generate pre-punch and punch lists, determine responsible subcontractor for each item and follow up with subcontractor(s) to ensure timely completion.
- Monitor and record project hiring requirements as required. Maintain daily and monthly records along with payroll certifications; execute all required timesheets. Coordinate MBE / WBE compliance monitoring, as required, update and report.
- Champion client intimacy; build, strengthen and maintain relationships with clients/owners. Assist others in building client relationships through a deeper understanding of the clients’ industry, the economics of their business and the strategic and operational challenges they face.
- Build, strengthen and maintain relationships with architects, developers, owner’s reps, end users/unit owners, and subcontractors/vendors.
- Participate in industry associations, actively promote Leopardo, and network to exchange information and gain insight about construction trends, the competition and industry/market trends.
- Verify actual field conditions by conducting jobsite walkthroughs.
- Participate in presentations and interviews for new potential projects. Clearly define Leopardo’s mission, vision and values, the Leopardo way, and your role as a Senior Superintendent in any client presentation.
- Support and guide recruiting efforts as required.
- Mentor, train and become a trusted advisor for less-senior field operations staff, interns and other staff members as required. Lead the training of newly hired Superintendents, and participate in peer-to-peer mentoring and knowledge sharing.

Supervisory Requirements: A Senior Superintendent is responsible for managing the project and, while not direct reports, the role has direct influence and interaction with: project management, administration, accounting, and other field operations staff including the self perform trades.
Education / Experience Requirements:
- Bachelor’s degree from four-year college or university in construction, engineering or architecture related fields strongly preferred; or, equivalent training and related experience
- Minimum of ten year’s supervisory experience in progressively responsible roles with extensive experience in building construction trades and a thorough understanding of the business side of construction; minimum 15 years of construction experience required.
- Must possess a deep understanding in all divisions of work, methods, materials, scheduling and cost control; a knowledge of the market is required.
- Proven record of success on large and/or complex projects (applicable to singular or multiple projects).
- Must possess a thorough understanding of, and be proficient with, construction technologies such as: scheduling software, Windows operating systems and associated construction software; ability to read and understand blueprints is a must.
Certifications, Licenses, Registrations: Must have a valid driver’s license. OSHA 30 Hour and First Aid/CPR certification is preferred.
