Job Responsibilities: What you will do

The primary purpose of the Real Estate Manager position is to manage all acquisition and disposition aspects of the KNX real estate portfolio. The ideal candidate will have a strong understanding of real estate principles, market trends, and property management best practices. In this role, you will be responsible for overseeing many aspects of our real estate portfolio, including property acquisition, reporting, communication, and financial performance. You will play a critical role in maximizing the value of our real estate assets while ensuring our department is providing satisfaction both internally and externally.
 
  • Develop and implement real estate strategies aligned with the company's business objectives.
  • Conduct market research and analysis to identify and evaluate potential acquisition and disposition opportunities.
  • Perform property acquisitions/sales including contracts, due diligence, and closing processes.
  • Provide general working knowledge of market activity/trends and other support for the preparation of market rent studies and fair market value opinions.
  • Manage company SOV insurance reporting alongside SVP of Risk Management.
  • Identify and mitigate real estate risks, such as environmental hazards, legal liabilities, and operational disruptions.
  • Prepare detailed financial and business data analysis, related to existing facilities, capital improvement projects, and new/ future facilities.
  • Facilitate the property incentive process with Ryan Inc.
  • Negotiate, prepare, manage, and verify legal documents: PSA’s, LOI’s, amendments, and other related legal documents in coordination with legal counsel.
  • Interpret language within legal documents to implement/enforce existing policies and formulate new operating procedures.
  • Conduct site visits to assess available properties on the market.
  • Collect, comply, and present zoning documents to different city officials.
  • Support financial modeling and analysis to assist leadership in making informed decisions.
  • Prepare materials for reoccurring QBR and executive real estate meetings.
  • Cross-functional collaboration with Accounting, Finance/Treasury, Legal, Operations, and Facilities teams.
  • Generate other documentation and memorandums instrumental to real estate projects.
  • Ensure that all documentation is complete, accurate, thorough, and compliant.
  • Collaborate with Facilities, and Project Managers assisting with administrative duties, schedules, participation, and support of various projects across the KNX portfolio of properties.
  • Collect, comply, publish, and maintain information as required by manager(s). Assist in department reporting requirements and the completion of necessary documents and forms.
  • Proactively works to assist others in achieving the organization's objectives.
  • Ability to manage multiple priorities and deadlines.
  • Ability to work independently with limited supervision.
Experience
  • 5+ years of experience in Real Estate, or a related field.
  • Experience in the transportation industry a plus.
 
Skills/Certifications
  • Bachelor's degree in Real Estate, Business Administration, Finance, Project Management, or a related field.
  • Strong analytical and problem-solving skills.
  • Strong understanding of real estate law, finance, and market trends.

  • Proficient with Microsoft Office software including Word, Excel, PowerPoint, and Access; Ability to learn new software applications as needed.
  • Ability to multi-task and appropriate role-based decision-making ability required.  
 
Travel: Up to 25% 

Supervisory Responsibility: Provide formal and professional supervision to individual employee(s).

Pay Range: $60,000 - $90,000 Annual
