**Position Overview:**
As a Financial Analyst, you'll support our Finance and Capital department, reporting directly to the Vice President of Finance and Capital. You will assist in financing activities for both future and existing transactions, playing a crucial role in our multifamily property portfolio.
**Key Responsibilities:**
- Secure interim and permanent refinancing options, communicating with lenders and investors about property performance.
- Create and negotiate RFPs for debt offerings.
- Handle due diligence for transaction closings, collaborating with internal and external partners.
- Manage asset tasks, including financial statement reviews and portfolio cash flow compilation.
- Assist with equity capital calls and monitor key financial metrics like loan maturities.
- Coordinate with property management to track leasing progress and CAPEX projects.
- Develop Excel spreadsheets for financial analysis, including cash flow waterfalls and capital accounts.
- Provide detailed reports to the Director of Finance and COO.

JOB DESCRIPTION

POSITION SUMMARY:
Assists in all financing related activities for future and existing transactions.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Participate and/or lead in securing interim and permanent refinancing options for multifamily properties within the portfolio.
- Communicate with various lenders and investors regarding property performance and financing opportunities.
- Create RFPs (Request for Proposal) for debt offerings and negotiate terms with lenders.
- Handle due diligence processing for transaction closings with internal team members, external financial partners/legal counsel, and ownership.
- Conduct various asset management tasks including reviewing property financial statements, testing financial performance against contractual benchmarks, and compilation of portfolio cash flows.
- Assist with equity capital calls.
- Monitor loan maturities, earnouts, and high priority reserves.
- Track CAPEX projects within the portfolio.
- Coordinate rent floors with property management and portfolio management departments.
- Use Excel pro forma to review projects, provide feedback to other staff regarding transactions, etc. Activities will include data entry, adjustments and alterations to model, and reports to management.
- Monitor leasing progress of properties that are stabilizing and/or under construction and coordinate rent floors with property management and portfolio management departments.
- Run DCR Test (Debt Service Ratio) for stabilizing assets and work with financial partners to convert properties from construction to permanent financing.
- Keep track of property insurance rates and property tax assessments for properties under construction.
- Create database of property tax assessments for current portfolio and update annually
- Provide input, as appropriate, to General Counsel, Director of Finance, and other co-workers on financing and partnership documents.
- Review Investment Committee reports.
- Analyze financing solutions and create cost/benefit analysis for various operational and financial alternatives.
- Build excel spreadsheets inclusive of cash-flow waterfalls, capital account analysis, and estimated property value to determine limited partners buyout prices.
- Review exit language within Limited Partnership Agreements and negotiate exits.
- Submit qualified contracts for eligible properties within the portfolio.
- Provide periodic reports to Director of Finance and COO detailing progress in meeting goals
- Other duties as assigned
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- Bachelor's degree (B.A./B.S.) or equivalent.
- Interest in pursuing advanced degree or professional certificate preferred (MBA, Masters, Chartered Financial Analyst, Certified Financial Planner, Certified Public Accountant, CCIM, etc.).
- A combination of education and experience is acceptable.
- Language Skills - Ability to read, write, interpret and analyze technical/scientific journals, financial reports and legal information. Ability to respond to questions or requests from regulatory agencies and the business community. Ability to effectively write speeches, articles, and presentations and then present the information to management, employees, and/or the general public.
- Math Skills - Ability to work with concepts such as probability, statistical inference and fundamentals of geometry. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
- Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
- Computer Skills – Advanced experience with MS Office, specifically Excel and modeling real estate transactions.
