The Assistant Preconstruction Manager is responsible for assisting with the delivery of preconstruction services for projects; providing input, coordination and problem solving, at all stages of design. The Assistant Preconstruction Manager is charged with providing support to the Preconstruction Manager, guiding projects through the preconstruction / design phase, while maintaining each project’s desired program, scope, and quality, to ensure effective schedule and cost control. In this role you may be required to travel up to 10% of the time.

Responsibilities:  

  • Produce detailed and accurate quantity take-offs for use in conceptual estimates.
  • Assist in managing the bid process including managing document/information flow, scoping the work required, managing subcontractor participation and compiling all internal pricing documentation for review.
  • Assist in assembling the estimate including general conditions (with input from Operations), special conditions, insurance and bonds. Obtain and incorporate adequate costs in estimate to match pre-determined contract terms and maximize profits.
  • Analyze subcontractor pricing for completeness and adherence to proposal requirements established for a specific trade.
  • Help project team review documents for completeness; verify that previously accepted VE suggestions are incorporated; provide constructability and check-set review comments to design team to ensure quality.
  • Assist Pre-construction Manager with providing complete preconstruction services to Clients and design teams for assigned projects (input, coordination and problem solving) at all stages of design.
  • Prepare team directory, meeting agendas, meeting minutes and other administrative tasks as required; proactively communicate information to project team members.
  • Prepare and track Action List items during preconstruction period for purposes of design and preconstruction management.
  • Assist with subcontractor solicitation.
  • Participate in preparations for and delivery of team sales presentations / interviews for potential new work. Incorporate technology into presentations (Sketchup, BIM, etc.), as appropriate.
  • Assist with information needed in budget preparation for assigned projects.
  • Assist with scheduling, planning, conducting and facilitating design / preconstruction meetings with Owners and design team.
  • Assist with analyzing / scoping subcontractor and vendor bids. Verify proper and complete scope; establish consistency between bids to allow evaluation of apparent low bidder; coordinate scope with other trade packages.
  • Produce realistic preliminary construction phase schedules.
  • Participate in the enhancement of subcontractor relationships; demonstrate knowledge of subs in various trades and regions.
  • Prepare innovative, technically creative VE options to resolve budget issues and meet project budget.
  • Provide conceptual studies and alternate systems evaluations, as required.

Requirements:  

  • Bachelor's Degree in Building Science, Construction Management, Civil Engineering or related field
  • 1-4 years of experience within a Pre-construction/Estimating environment, working with large commercial or industrial projects.
  • Knowledge of principles and practices of construction cost estimating, conceptual budgeting, and scheduling.
  • Proficient in MS Office
  • Experience working with Sketchup, Revit, VICO, NavisWorks, On-Screen Take-Off and Suretrak
  • Valid Driver's License required
