This Opportunity
 
Our Financial Operations & Analysis (“FOA”) department is looking to hire an Assistant Finance Manager to join their team! Members of the FOA team share a strong drive to provide timely, accurate, and critical financial analysis for the firm. In this role, you will have cross-functional visibility and the opportunity to work alongside internal groups such as Portfolio & Asset Management (“P&AM”), and external service providers such as Deloitte, third-party fund administrator, and appraisal management firm. Our team works in a hybrid environment, with 3-days spent working in Heitman’s Chicago office each week.
 
The role will provide accounting, finance, valuation, and P&AM support within the Heitman organization, specifically within Heitman’s core open-ended fund. The ideal candidate will be a self-starter with strong problem solving, analytical and communication skills while working in a highly collaborative environment and possess foundational tools to coach and mentor junior staff. They will also demonstrate strong organizational skills and adeptness at multitasking.
 
Responsibilities include, but are not limited to:
  • Help oversee and review key aspects of a subset of the fund’s real estate portfolio including, but not limited to, valuations, net income, net cash flow, distributions, IRRs, and time-weighted returns as they flow into the fund’s net asset value.
  • Support and manage the review and preparation of quarterly and annual financial reports and supporting accounting workpapers from our third-party fund administrator.
  • Manage an associate including coaching, training, mentoring and assigning responsibilities and other key activities.
  • Prepare and review various recurring client and consultant requests.
  • Review monthly and quarterly accounting at the property-level to ensure completeness and accuracy and help troubleshoot and coordinate efforts to resolve any issues.
  • Review third-party fund administrator accounting of transactions such as acquisitions, dispositions, and loan activity.
  • Prepare and review internal valuation models using discounted cash flows using Argus and review external valuation models from third-party appraisers.
  • Help coordinate the preparation and review of the fund’s debt valuations with third-party debt valuation team.
  • Participate in ad hoc projects, including due diligence review of real estate acquisitions and dispositions, leasehold analysis, and consultant/client requests.
  • Ensure fund/account compliance with IM agreement(s), and JV agreement(s)
  • Communicate issues and/or financial results to broader internal team, including Fund Controller, P&AM, and third-party fund administrator.
Qualifications: 
  • Minimum of 5 years of professional work experience in real estate, accounting, finance, or investment management.
  • Financial reporting experience is a plus.
  • Bachelor's degree in real estate, accounting, or finance.
  • Proficiency in Microsoft Office package including Excel, Word, and PowerPoint.
  • Exhibit problem solving skills, resourcefulness, and fact gathering skills.
  • Excellent supervisory, communication and organization skills.
  • Ability to work efficiently in a fast-paced team environment with multiple competing deadlines.
  • Ability to navigate through various legal agreements such as partnership agreements, purchase sales agreements, lease agreements, and limited partnership agreements.
  • Experience in valuation and Argus modeling is a plus.
  • CPA designation desirable.
