Supervisor - HVAC Maintenance
Description
- Supervises HVAC maintenance staff in the day-to-day operations to ensure facilities HVAC systems needs are met, including but not limited to scheduling, directing, assigning work, and ensuring facilities tasks/projects are completed in a timely manner and adheres to operational standards.
- Hires, manages, develops, trains, reviews, and sets goals for department and staff. Motivates employees, assists in goals setting, provides development opportunities and performance feedback, and addresses complaints and provides resolutions. Plans and directs performance of maintenance team.
- Provides oversight and direction to technicians, contract vendors, and property inspection support. Monitors building systems and equipment.
- Provides project management support for construction and facility tenant improvements.
- Maintain a safe work environment; work in a safe manner following all safety SOP’s and wear personal protective equipment as required.
- Act as the point of liaison to the HVAC maintenance technicians while working closely with the manager to ensure strategic planning and implementation of plans.
- Secures bids for facility work to be completed. Assists with the negotiation of vendor contracts. Oversees and schedules all vendor mechanical equipment systems work, and contractor services.
- Manages external service providers to ensure deliverables are met in a timely manner and within budget. Monitors and maintain contractor’s performance and work closely with outside vendors to ensure work is completed according to specifications.
- Maintains inventory of parts to ensure sufficient inventory to meet department needs and initiative to make field repair.
- Routinely surveys and evaluates necessary maintenance to the facility HVAC systems. Performs maintenance, testing, troubleshooting and repair on systems while maintaining proper records.
- Observes and trends facility issues for continuity and improvement.
- Ensures maintenance work orders are being completed on time while adhering to operational standards. Maintain and organize spare parts and consumables.
- Partners with management to ensure compliance with all applicable regulatory agencies including OSHA, DOH, EPA, Fire Department, city audits, Health Department, etc.
- Travel to other US facility to oversee HVAC initiatives.
- Performs other related duties and projects as business needs require at direction of management.
- Minimum six (6) years’ of experience in HVAC service. Related experience and/or advanced training or any equivalent combination of education and experience may be substituted.
- Previous experience in facilities maintenance, preferred.
- Minimum two (2) years of leadership experience.
- Previous experience with five (5) to twenty (20) ton A/C units.
- Valid driver’s license and acceptable driving record required.
- EPA license required.
- NATE (North American Technician Excellence) Certification, a plus.
Pay Range: $33.00 to $45.00/hr.
