As a Community Manager at GIT, you will be responsible for the performance of one of our multifamily assets.  You will be held accountable for enforcing policies and procedures, meeting expectations and goals, obtaining a high occupancy level, curb appeal, developing team members, and building professional relationships. An effective Community Manager is personable, professional, and excellent at motivating and uniting a team in shared goals.  Still, it’s equally important to be tough when needed, have high-performance expectations, and have a level of comfort and confidence when handling unruly actors (be it staff or residents) and difficult situations.

Responsibilities:

  • Manage all day-to-day operations for the properties, including but not limited to:
  • Interviewing and training new hires when applicable
  • Supervise office and maintenance staff
  • Regularly meet with onsite team members to monitor, train, direct, and guide staff performance
  • Foster a positive, motivational, safe, and productive onsite work environment
  • Prepare and conduct appropriate staff performance reviews as needed
  • Monitor and pre-manage property appearance and curb appeal
  • Responsible for collection of all rents due to the property
  • Oversee all work orders are handled expeditiously and competently, and units that become vacant are prepared for rent per company standards.
  • Help create annual operating budgets and monthly variance reports
  • Prepare and monitor various reports for the Company
  • Collaborate with the Marketing team on an as-needed basis
  • Maintain a high occupancy at all times with a rental rate that meets the market
  • Stay close to resident satisfaction to maintain a positive living experience and an excellent property reputation

Qualifications and Requirements:

  • Currently lives close to Irving, TX, with a valid driver’s license and has reliable transportation
  • A minimum of 40 hours per week at the property is expected but could, at times, exceed this
  • Respond as needed on holidays, weekends, before or after regular business hours when faced with an emergency at any property.
  • 2+ years of prior experience in the Property Manager role
  • 3+ years of multifamily property management experience
  • Proficient with Microsoft Office
  • Proficient with Yardi is required
  • Professional appearance and dress code compliance required
  • Ability to work independently, prioritize tasks, time manage, organize, multi-task, and have a sense of urgency
  • Ability to be flexible with work schedule requirements
  • English Fluency
