Gaines Investment Trust is seeking an experienced Regional Property Manager to oversee a portfolio of 3–4 multifamily communities in the Dallas market.
This is an opportunity for an accomplished multifamily leader who knows how to develop strong teams, drive financial and operational performance, maintain high standards, and hold people accountable while creating a positive culture.
As Regional Property Manager, you will have direct responsibility for the success of your portfolio and the people who operate it. You'll partner closely with Community Managers, onsite teams, accounting, and corporate leadership to strengthen occupancy, control expenses, improve property performance, and deliver an exceptional resident experience.

What You Will Do
  • Provide leadership and operational oversight for a portfolio of 3–4 multifamily communities
  • Lead, coach, mentor, and develop Community Managers and onsite teams to achieve strong performance
  • Establish clear expectations and hold teams accountable for operational, financial, leasing, and customer service results
  • Monitor occupancy, leasing activity, renewals, resident retention, delinquency, and other key performance indicators
  • Analyze property financial statements, budgets, expenses, and variances to identify opportunities and improve performance
  • Develop strategies to increase revenue, control expenses, and maximize the long-term performance of each asset
  • Partner with Community Managers to address staffing, training, performance management, and employee development
  • Conduct regular property visits and ensure communities consistently meet company standards for operations, curb appeal, maintenance, and resident experience
  • Monitor apartment turns, service requests, preventive maintenance, and overall property conditions
  • Evaluate market conditions, competitive properties, rental rates, and occupancy trends
  • Partner with onsite teams to develop leasing and marketing strategies that drive qualified traffic and occupancy
  • Assist with annual budget preparation and monitor performance against established goals
  • Address resident escalations and complex operational issues with professionalism, urgency, and sound judgment
  • Ensure compliance with Fair Housing requirements, company policies, and applicable laws and regulations
  • Partner effectively with accounting, maintenance, recruiting, training, and corporate leadership
  • Identify challenges early and take ownership of developing and implementing solutions
What You Will Bring
  • Minimum of 2 years of successful Regional Property Manager experience
  • At least 3 years of multifamily property management experience
  • Demonstrated success overseeing multiple multifamily communities
  • Proven ability to lead, coach, develop, and hold property teams accountable
  • Strong understanding of multifamily financial statements, budgeting, expense management, and property-level financial performance
  • Experience driving occupancy, revenue growth, resident retention, and operational results
  • Strong analytical and problem-solving skills with the ability to identify trends and take appropriate action
  • Excellent communication, leadership, training, and conflict-resolution skills
  • Ability to balance strategic oversight with a willingness to become hands-on when circumstances require it
  • Strong organizational skills with the ability to manage multiple priorities and communities simultaneously
  • Proficiency with Yardi or similar property management software
  • Professional presence and a commitment to exceptional customer service
  • Valid driver's license and reliable transportation
  • Must currently reside in the Dallas area and be able to travel regularly between assigned communities
  • Flexibility to work extended hours and respond to property emergencies when necessary
