Compensation: $25–$28 per hour, based on experience, plus monthly performance bonuses
Schedule: Five working days per week. Candidates must be available to work weekends as scheduled based on community needs.
Travel: This position is based at Woodlake Apartments but will also provide support at sister GIT communities as needed. Candidates must be willing and able to travel between properties.

Gaines Investment Trust is seeking an experienced Assistant Community Manager to join our team at Woodlake Apartments in Escondido. This role is ideal for a motivated, customer-focused professional who enjoys building relationships, staying organized, and helping create an exceptional living experience for residents.
You'll work closely with the Community Manager to support daily property operations and will also assist sister GIT communities when additional support is needed. We're looking for someone who is flexible, dependable, and comfortable stepping in wherever needed.
What You Will Do
- Support the Community Manager with the day-to-day operations of the apartment community
- Deliver exceptional customer service and build positive relationships with current and prospective residents
- Assist with leasing, apartment tours, lease preparation, move-ins, renewals, and resident retention
- Collect and post rent payments and assist with delinquency management and legal notices in accordance with company policies
- Maintain accurate resident files, lease documentation, and property records
- Assist with budgeting, reporting, invoice processing, and other administrative responsibilities
- Coordinate with maintenance staff and vendors to help ensure resident and property needs are addressed promptly
- Utilize Microsoft Office, Yardi Voyager, and CRM software to manage daily operations
- Support marketing, resident events, and community engagement initiatives
- Ensure compliance with Fair Housing laws and company policies
- Provide operational support at sister GIT communities as needed, including leasing, resident relations, collections, and administrative responsibilities
- Perform additional duties as needed to support the success of the community
What We’re Looking For
- 2+ years of Assistant Community Manager or multifamily property management experience
- Strong knowledge of multifamily leasing and property management operations
- Experience with rent collection, delinquency management, renewals, and lease administration
- Excellent customer service, communication, problem-solving, and resident-relations skills
- Strong organization and attention to detail with the ability to manage multiple priorities
- Proficiency with Microsoft Office; experience with Yardi Voyager and CRM systems preferred
- Flexibility to assist at sister GIT communities and travel between properties as needed
- Availability to work weekends as scheduled
- Ability to comply with GIT's professional appearance standards, including keeping tattoos covered and removing visible facial/body piercings while working
- Valid driver's license and reliable transportation
