Gaines Investment Trust is seeking a hands-on Lead Maintenance Technician to oversee maintenance operations at Prairie Commons, a 128-unit apartment community in Lawrence.
This role is ideal for an experienced Maintenance Technician who enjoys working independently, taking ownership of their community, and being the go-to person for all maintenance needs.

Compensation
$24–$27 per hour based on experience, plus monthly performance bonuses
Schedule
Monday – Friday (on-call rotation required)
What You Will Do
- Perform all aspects of maintenance, including HVAC, plumbing, electrical, and appliance repair
- Complete service requests promptly and professionally
- Manage and prioritize daily work orders
- Oversee apartment turns, including repairs, painting, and unit readiness
- Maintain grounds, pool, and common areas to company standards
- Coordinate vendors and contractors when needed
- Monitor inventory and order supplies
- Ensure preventative maintenance is completed
- Provide excellent customer service to residents
- Participate in on-call rotation for after-hours emergencies
What You Will Bring
- Valid driver's license
- HVAC certification required
- 2+ years of apartment maintenance experience
- Strong troubleshooting skills across multiple trades
- Ability to work independently and take ownership of the property
- Strong work ethic, reliability, and attention to detail
- Basic computer skills for tracking work orders
