THE ROLE:
As Leasing Representative, you will be responsible for executing the Sales & Leasing strategy for a portfolio of commercial properties (primarily office) in the Greater Toronto Area.
Reporting to the Senior Director, Leasing, you will have oversight for all aspects of tenancy, with a focus on maximizing profits, mitigating risks, filling vacancies and improving the overall value of the assets through aggressive lease rates and first-class tenancies.
WHAT YOU WILL DO:
- Provide support to the Central Leasing team.
- Champion new business development and sales through leveraging existing relationships and reaching out to new prospects to inevitably secure meaningful deals.
- Identify and implement opportunities to increase the value of the portfolio through renewals, new leasing opportunities, and development strategy, while focusing on maximizing net rental rates and occupancy of the office portfolio
- Gain a thorough understanding of the market, including trends, rental rates, and forecasting, to structure competitive deals reflective of the current economic reality.
- Negotiate the terms of leasing arrangements for existing and new tenants.
- Establish and manage annual budgets for the portfolio that reflect current market realities and aspire to viable portfolio growth. Complete and interpret proformas and NER's to understand the economics of deals and assess the financial strength and projected return on investment of a particular deal or potential development.
- Coordinate with Legal, Lease Administration, Construction and Property Management Teams to ensure all lease arrangements are effectively documented; Ensure all documents are completed and distributed appropriately, all relevant tenant work is timely completed within the budget, and premises are turned over in good order.
- Act as primary and ongoing contact for tenants, their consultants, and other representatives.
- Participate in special projects and take on other duties as assigned.
WHAT YOU BRING:
- A minimum of three (3) years of experience in leasing office or commercial properties; selling, negotiating and financial management as a broker or representative.
- University degree and affiliation with ICSC and Broker or Real Estate License as an asset.
WHAT YOU NEED TO BE SUCCESSFUL:
- Good knowledge of the local real estate market (brokers, tenants and other landlords).
- Well-developed communication, presentation and influencing skills to effectively collaborate across all levels within and outside the organization.
- Strategic thinker with excellent diplomacy and strong networking and relationship development skills.
- Excellent forecasting, problem-solving and negotiation skills to close leasing arrangements.
- Superior attention to detail, accuracy, and completeness with excellent follow up skills. Ability to work independently in a dynamic environment, dealing with competing priorities and deadlines.
- Self-starter, proactive, and able to handle uncertainty while demonstrating initiative.
- Strong general computer skills, including excellent knowledge of Microsoft Office Suite, an intuitiveness for learning web-based applications.
