THE ROLE:      

As Senior Recoveries Analyst, you will be responsible for lease interpretation and expense allocations for tenant-level distributions across our portfolio in Canada. Reporting to the Manager, Recoveries, you will provide guidance and expertise on a variety of lease types, with a focus on retail assets.     

WHAT YOU WILL DO:     

  • Establish operating cost recovery rates for tenants based on reviews and interpretations of tenant leases.
  • Calculate tenant allocations for year-end reconciliations, accruals, reforecasts, and budgets.
  • Support implementation of specialized recovery software.
  • Work directly with the specialized recoveries team to provide support and guidance to Property Accounting.
  • Identify and resolve discrepancies in reporting and calculations.
  • Update and maintain recovery files as required in both online platforms and Excel.
  • Work closely with Property Accountants and Lease Administrators to ensure proper maintenance of files and documents.
  • Respond to inquiries from Property Managers and provide clarification and/or supporting documentation as necessary.
  • Provide information to Property Accountants and Property Managers for annual budget preparations.
  • Review leases with respect to tenant disputes and offer an opinion on the legitimacy of the tenants’ complaints.
  • Support the property tax team on specialized assignments, including various municipal applications, tax budgets, correspondence with municipalities, and valuations.
  • Participate in special projects and take on other duties as assigned.

WHAT YOU BRING:     

  • Proven experience in Property Accounting or Lease Interpretation, preferably in retail property management.
  • Excellent lease interpretation and mathematical skills.
  • Knowledge of Microsoft Office suite, with advanced Excel skills, and experience working with accounting and recovery systems (e.g., JDE, TenantShare).

  • Analytical with strong diagnostic and problem-solving competencies.
  • A high degree of comfort with technology and related applications; know how to leverage and learn new software and take any opportunity to learn new skills.
  • Outstanding time management and organizational capabilities to coordinate multiple competing priorities and deadlines.
  • Well-developed communication and presentation skills with the ability to present findings and conclusions in a "non-technical" manner.
  • Passionate team player who can collaborate at all levels within and outside the organization.
  • Post-secondary education in Accounting or Business; a professional designation is an asset.
