CONREX is a leader in the Single-Family Rental industry, and we believe that our employees are our greatest strength. We are seeking an experienced Regional Assistant Project Manager to join our team in the Palmetto Region (Charleston & Jacksonville).

Duties include but are not limited to:

Responsible for construction renovation efforts with an emphasis on scoping, progress inspection and completion punch list inspection of renovations within a region.

  • Ensures that the contracted scope is complete and to the quality standard of CONREX.
  • Provide comprehensive training on CONREX standards to Trade Partners.
  • Develop/review property scopes with Regional Assistant Project Managers (APJMs) for scope and inspection functions.
  • Review, modify, and coordinate bids submitted by Trade Partners with the Regional Project Manager (RPJM).
  • Create scope and budget in the system for tracking progress of work through interface with a central administrative function.
  • Execute approved renovation scope by managing general contractors, sub-contractors, and specialty vendors to ensure on-time and on-budget completion.
  • Responsible to ensure that data collection efforts are accomplished per property.
  • Document and submit change orders for approval as appropriate.
  • Create an environment for safe work practices amongst all Trade Partners.
  • Ensure all construction is completed in compliance with building code and local, state, & national laws.
  • Partner with corporate leadership on acquisition review and triage properties.
  • Work with adjusters on insurance claims.
  • Collaborate directly with central administration.
  • Perform on site work inspection for all markets within the Region.
  • Verify all invoices are in line with contracted budgets including change orders.
  • Key Metrics Include:
  • Managing the production through to completion of up to 33 Renovations projects per month
  • Trailing 90 Days - Average Days Closed to Reno Completed
  • Trailing 90 to 365 - Renovation Estimate to Actual %
  • Average completions per month
  • Average Renovation $ per square foot
  • Average Maintenance Cost/ WO count for during first 6 months of Occupancy
  • This position is required to travel extensively within the Region assigned.
  • All other duties as assigned.

Minimum requirements include:

  • 5 years of Maintenance/Construction experience
  • Experience using scoping software
  • Associate degree in Construction, Business or related field OR equivalent work experience at a rate of 3 years’ experience to one year of college.
  • Experience using Microsoft Office Suite
  • Certification from the American Institute of Constructors, Construction Management Association of America, or Lean Construction Institute (preferred).
  • Lean / Six Sigma experience (preferred).
  • A self-motivated individual who is highly organized and able to manage up to 35 projects per month.
  • Proven track record of delivering construction projects on time and on budget in a dynamic environment.
  • Uses excellent judgement and creative problem-solving skills, to include negotiation and conflict resolution.
  • Demonstrates accuracy and thoroughness. Displays commitment to excellence. Looks for ways to improve and promote quality. Applies feedback to improve performance. Monitors own work to ensure quality.
