Job Summary:

The Leasing Manager position requires core strengths that include: Supervises the Leasing Specialist’s customer service skills, lead management and leasing velocity. This position contributes to an assigned market(s) team to assist them in contributing to occupancy goals for Conrex. In addition to providing the essential duties required for leasing Conrex homes, the Leasing Manager will need to prepare performance reports and communicate with the Director of Leasing on a frequent basis and may require travel to local markets and conducting marketing and/or leasing functions to support the overall success of increasing or maintaining the occupancy of that market. Note: this position is required to be onsite in Charleston, SC.      

Key Accountabilities & Activities:

Managing Leasing Specialists

  • Upon being assigned a market, the LS sets up introductory phone conferences with local markets or conducts a trip to the local market.
  • Within 24 – 48 hours of being assigned a to a market, Leasing Specialist identifies opportunities for marketing and begin leasing and strategically come up with a plan to increase occupancy.
  • Partners with the assigned local market to conduct lead management, application processing to boost optimal leasing activity.
  • Lead management is conducted through leads obtained in LM software and LS must work proficiently in software.
  • During the lead management and application process, LS must exemplify excellent customer service and strong sales skills.
  • Lead management requirements will include working leads via phone calls, e-mails and texting. Documented attempts of follow up, including notes placed on lead guest cards is required.
  • High volume leasing activity is expected, and monthly goals should be minimum of 30 leases per month.
  • Strict adherence to Fair Housing law is required when leasing and approving applications.
  • Leasing and Customer Service Specialist will be responsible for:
  1. Claiming Leads
  2. Following up with applicants
  3. Informing prospects of Next Steps and Call to Action to get the prospects to complete applications.
  4. Collecting funds to process applications and to hold homes off the market
  5. Process applications and have MD’s review if needed
  6. Complete Reservation Binders
  7. Use file checklists to make sure all items are completed concerning money, utilities, applications and approval for all applicants and occupants
  8. Execute leases through DocuSign

Team Communication   

  • Develop a leasing plan with the assigned local teams. This consists of meeting with the local teams (by phone or in person) to plan out how leads will be allocated and worked.
  • Leasing Specialist research and make themselves familiar with the assigned market(s). This will ensure that the Leasing and Customer Specialist will be able to discuss the different areas of town or Google Maps with prospective residents upon asking about location of property. Learning the homes and markets as much as possible.
  • The Leasing Manager will work as part of the local markets team and as a team player until completion of assignment in that market.
  • Communication is key to the success of the Leasing Manager’s success with the assigned market/teams. Leasing Manager must keep market(s) informed of daily activity, and they are required to update the Director of Leasing on a weekly basis.

Supervisory Accountabilities:

Management & Team Leadership

  • 1:1 on meeting with the Leasing and Customer Service Specialists and Director of Leasing Operations
  • Coaching and development of team members through weekly meeting
  • Possess excellent analytical, critical thinking, and problem-solving skills and the ability to apply sound judgment to complex business transactions.

Key Metrics:

  • Able to produce on average at least 50 leases a month
  • Team player who can adapt to any given situation
  • Achieve close professional and effective culture of the team (market and HQ)

 Education and Experience:

  • Bachelor’s Degree in Business Administration, Marketing, Management, or Communications preferred but not required
  • 4+ years of leasing experience
  • 3+ years of multi-family and/or single-family rental homes experience
  • Excellent communication & interpersonal skills
  • Demonstrable experience in single family, multi-family, construction, or leasing industry
  • Effective negotiating skills
  • Knowledge of and experience with Rently preferred
  • Experience in Grass Roots Marketing
  • Knowledgeable on fair housing and local real estate laws

Certifications, Licenses, Registrations

  • NALP, CLP, or CAM designation preferred
