POSITION OVERVIEW

The Mortgage Loan Production Specialist is a hybrid support and origination role responsible for assisting the Loan Officer in the origination, prequalification, setup, processing preparation, and ongoing support for the Pipeline Manager with any income or file restructuring needed throughout the loan process through closing.

This position serves as a key point of contact for borrowers and internal teams by ensuring loan applications are accurate, complete, compliant, and progressing efficiently through the pipeline. The role requires strong communication skills, attention to detail, mortgage product knowledge, and the ability to manage multiple files in a fast-paced environment.

Under the supervision of the Loan Officer and Pipeline Manager, the employee will assist in gathering and analyzing borrower information, reviewing documentation, preparing accurate and qualified files for submission to the Pipeline Manager, maintaining communication throughout the transaction, and supporting the successful closing of residential mortgage loans.

The employee may also utilize their licensing, knowledge, training, and experience to assist in soliciting, originating, and facilitating residential mortgage loan transactions on behalf of the Company.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Loan Application & Prequalification Support

  • Review daily prequalification and prospect pipelines for new applications and follow-up needs.
  • Partner with the Loan Officer to prioritize loan applications requiring review or completion.
  • Review loan applications and supporting documentation with borrowers for completeness, accuracy, and consistency.
  • Assess borrower financial circumstances and assist in determining appropriate loan program eligibility.
  • Research and confirm product guidelines to support accurate loan structuring and recommendations.
  • Identify and request missing documentation or items needed to satisfy AUS findings, complete the loan file, and support qualification and processing.
  • Prepare and issue prequalification and preapproval letters as directed by the Loan Officer.
  • Prepare and update Closing Cost Worksheets, Loan Estimate request information, and prequalification scenarios based on borrower needs and loan changes.

Loan Setup & Systems Management

  • Ensure all required system screens and loan data fields are accurately completed within company systems, including BYTE and related mortgage platforms.
  • Maintain detailed and accurate loan notes documenting borrower communication, file updates, and loan status.
  • Prepare and maintain loan submission notes and file documentation for internal review and the Pipeline Manager.
  • Update applications and loan information as new documentation is received or changes occur throughout the process.
  • Review fees, disclosures, and loan estimates for accuracy and coordinate corrections when necessary.
  • Prepare disclosure requests and assist with disclosure-related follow-up and corrections when necessary.

AUS, Documentation & File Preparation

  • Run Automated Underwriting Systems (AUS), including DU and LP, and review findings.
  • Request and review borrower documentation required to support loan qualification and satisfy underwriting requirements.
  • Complete applicable income calculations, rental income worksheets, and related qualification documentation.
  • Review income, assets, liabilities, employment, and supporting documentation for accuracy and eligibility.
  • Ensure loan files are prepared and organized for Pipeline Manager submission to underwriting.
  • Submit completed loan setup requests and communicate file readiness to the Pipeline Manager.

Transaction & Task Management

  • Order and coordinate third-party services including appraisals, title work, and credit-related documentation.
  • Assist with loan restructuring requests, revised scenarios, and system updates during processing.
  • Submit requests for rapid rescores and other credit-related updates when applicable.
  • Support the Loan Officer and Pipeline Manager with managing active pipeline deadlines and closing timelines.

Sales & Customer Service Support

  • Deliver a high level of customer service and professionalism throughout the borrower experience.
  • Build and maintain positive relationships with borrowers, referral partners, and internal teams.
  • Support the Loan Officer with sales and business development activities as needed.
  • Maintain confidentiality and compliance with all company policies and regulatory requirements.

 QUALIFICATIONS AND EXPERIENCE

  • Minimum 2 years of mortgage industry experience.
  • Active NMLS license preferred; sponsorship may be provided if needed.
  • Strong understanding of residential mortgage guidelines, loan products, and mortgage terminology.
  • Experience with BYTE, Point, DU, LP, LoanBeam, or related mortgage software preferred.
  • Ability to review and analyze income, assets, credit, and loan documentation.
  • Strong organizational skills with the ability to multitask and prioritize in a deadline-driven environment.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office, Outlook, Word, and Excel.
  • High level of integrity, professionalism, and confidentiality.
  • Ability to work independently while collaborating effectively within a team environment.

SUPERVISORY RESPONSIBILITIES

PHYSICAL AND ENVIRONMENTAL CONDITIONS

This role operates in an ADA compliant office environment, utilizing typical office equipment and tasks including computer work. The position may involve partial stationary positions and moving throughout the day. Flexibility to work overtime to meet project deadlines is required.

 

 

BASE COMPENSATION - This role is currently allocated for candidates within geographic regions that do not currently require base wage disclosure. The compensation range for this position will be provided upon request. Base pay plus an incentive bonus. (Due to their geographic location, residents of the states of CA & CO, and for NY are excluded from this role at this time.)
