Classification Summary:  

   

Individuals in positions allocated to this class perform skilled building maintenance and repair work to ensure that the buildings and grounds are maintained in a neat and orderly appearance and in good operating condition.  Primary responsibility includes completing various projects requiring both carpentry and masonry work.  

   

Work is performed under the direct supervision of the Facility Maintenance Coordinator who reviews the work on a periodic basis through visual inspection and written reports to ensure that the employee is carrying out the duties and responsibilities in a safe and efficient manner.  

   

Essential Job Functions:

  1. Construction Projects.  Completes various construction projects from drawings and specifications and prepares material take-off sheets to include both carpentry and masonry work. Builds or constructs projects from construction plans when needed. 
  2. Maintains Building Facilities.  Performs maintenance on building facilities, to include gutters, roofs, walls, plumbing, windows and fabricated walls and painting. 
  3. Janitorial Service.  Ensures the janitorial contractor is performing their duties according to contract.  Handles complaints from employees; keeps the janitorial supervisor informed of discrepancies. 
  4. Lawn Maintenance Contract.  Oversees the lawn maintenance contract crew. Ensures all areas are mowed properly according to contract. 
  5. Headquarters Complex Maintenance.  Maintains the outside appearance of buildings. Fertilizes plants and shrubs.  Mulches flowerbeds and keeps grounds in best appearance at all times
  6. Maintain the Sprinkler System.  Provides maintenance and/or repairs to the lawn sprinklers and piping. Ensures the proper spray and coverage. Adjusts water cycles according to local irrigation requirements. 
  7. Temporary Employees.  Directs and trains temporary employees in the proper and safe method of performing assigned duties. Creates schedules for temporary employees and ensures they properly enter their time worked. 
  8. Tools and Equipment.  Ensures that all tools are kept in good repair, including sharpening, oiling, and performing minor repairs.  Is responsible for the use, care, and security of tools, equipment, vehicles, and materials utilized. 
  9. Safety. Practices safe work habits in the performance of all job duties and is familiar with and follows those portions of the Cooperative Safety Manual that pertain to the position. 
  10. Other Essential Duties.  Each employee is responsible to perform other duties as required to benefit the Cooperative and its members, including responding to and/or assisting in emergency situations.

       

    Other Job Duties:  

       

    1. Accurately reports the labor and material used in each job. 
    2. Provides supervision/or guidance for temporary employees and/or contract employees in the performance of their duties. 
    3. Maintains substation control houses.  Prepares and paints the buildings, repairs or replaces doors and checks the AC units. 
    4. Provides support and assistance to other areas of Facility Maintenance as directed.

         

         

      Minimum Training and Experience:  

         

      This position requires a high school education or an equivalent plus three (3) years of experience in full time building construction/maintenance work and some experience with janitorial services and lawn maintenance.   

         

      Individuals in this position must maintain a valid State of Florida driver's license.  

         

         

      Knowledge, Skills and Abilities:  

         

      Knowledge to read and draw architectural engineering drawings and specifications.   

         

      Ability to layout, apply, construct and maintain all components or systems related to masonry, carpentry, roofing, cabinetry and painting.  

         

      Possess basic computer skills to research material needs, use e-mail, view and print documents.   

         

      General knowledge of the safe use of and exposure to various types of chemicals, fertilizers, and tools required to plant and maintain landscaping surrounding building exteriors.
