The City of Kitchener is seeking a dynamic Real Estate Analyst to lead initiatives that shape the future of our community. This role plays a key part in supporting real estate decisions and business cases related to the City’s $110M Economic Development Investment Fund and the City’s housing strategy, supporting capital projects, and advising senior leadership and Council on real estate and investment strategies.
As a Real Estate Analyst, you will provide expert project management and business process improvement services, oversee the growth and divestment of the City’s real estate portfolio, and drive impactful decisions through detailed financial and locational analysis. Responsibilities
- Supporting the Manager, Realty Services and internal clients in the coordination and realization of corporate land strategies (acquisition and disposal), by providing research, project management, vendor management, and business case development expertise.
- Working with internal clients and stakeholders to structure RFPs for land strategies and projects.
- Leading and/or assisting with the development of supplemental strategies for disposal of underutilized assets/surplus lands, in accordance with corporate policies and by-laws.
- Leading a coordinated focus to corporate property, lease, and license management, including the development and maintenance of a current inventory (held properties and land values; licenses; leases; and encroachments).
- Using industry standard project management principles and procedures to advance work (initiation, planning, implementation, closure).
- Providing external-facing customer service, responding to inquiries regarding City owned/controlled properties.
- Supporting the City’s Brownfield Remediation program with external applicants.
- Creating and/or preparing standardized agreements to facilitate land transactions, including draft agreements of purchase and sale for land and easements, amendments and extensions, and lease agreements in consultation with Legal Services.
- Providing advice on real estate matters, processes, and issues to internal clients and the Manager, Realty Services.
- Maintaining a close relationship with Legal Services and other internal stakeholders to ensure all real estate needs, contracts, agreements, and strategies are proper and executed diligently.
- Conducting locational and financial analysis related to business cases; determines market valuation related to the highest and best use of lands, and feasibility of land development.
- Performing other related duties assigned.
Requirements
- 4-year Honour’s degree in Economics, Planning, or related discipline.
- Minimum 4 years of real estate-related experience, including an on-the-job period of adjustment.
- Strong project management experience.
- Working knowledge of real estate management, property appraisal practices and principles, land economics, real estate acquisition, leases, licenses, disposal, and expropriation; surveys, land titles and registry.
- Working knowledge of legislation affecting real property and development approvals and processes, including land use and zoning policies, and environmental controls.
- Ability to work independently with very limited supervision, as well as an ability to participate with a high degree of professionalism as an effective team member with internal and external contacts.
- Reliable with a good attitude and employment record.
