What You’ll Do:     
  
This position will drive overall efficiencies & consistencies in the areas of Purchasing & Construction Services across all Century Divisions. This role may require up to 75% coast-to-coast travel. The person in the role will work closely with each Division to understand each unique Division market, and then work to identify and secure regional and cross-divisional opportunities. Position will assist each division in identifying local rebates and discounts to ensure best pricing. Trains & Supports Century Communities Divisions through the consistent messaging of our corporate culture, business initiatives & expectations to help ensure that the procurement of materials and services is consistent with Corporate direction.
    
Essential Functions and Responsibilities:  
  • Work with Divisions to create local vendor programs and identify potential rebates.
  • Work with each Division to ensure that current programs are followed and that contractors are installing the correct products.
  • Educate each Division on Purchasing Initiatives and Rebates to ensure the Regions and Divisions are participating in all applicable National, Regional and Divisional purchasing. Ensure the Regions and Divisions are tracking and recording all available rebates.
  • Vendor Management – Assist Regions and Divisions in maintaining a sufficient quantity of qualified vendors and subcontractors.
  • Supply Chain Management – Have a full understanding of home building supply chains, from manufacture to subcontractor and job site. Assist divisions in making this process as simple and efficient as possible.
  • Assist in the creation of National Supplier and Manufacturer programs and contracts, including program and rebate support, tracking and collecting.
  • Provide National Construction Services support for division purchasing, estimating, architecture and design centers through consistent training between divisions.
  • Perform commodity tracking and reporting, to drive better market costs by understanding commodity trends.
  • Create and launch consistent Vendor and subcontractor recruiting programs across divisions.
  • Maintain SOX compliance.
  • Support compliance with government and safety practices, including OSHA and EPA compliance.
  • CORE: Construction Resources and Education. Perform Construction Audits and share best practices.
  • Purchasing – Manage and train national support of Purchasing to ensure consistent negotiating procedures, methodology, procedures, processes, and products between Corporate and divisions
  • Budgets – Assist Regions and divisions in developing accurate cost budgets. Assist Divisions to negotiate the purchase of all labor and materials for a price that is least costly for the Region and Division but that offers the best performance and maintains the best value for the customers.
  • Pricing – Ensure that Regions and divisions are buying at the most competitive pricing available and that backlog is price-protected.
  • Bid Process – Ensure the divisions are maintaining competitive bid processes to ensure the most competitive pricing.
  • Estimating – Manage national support of Estimating to ensure consistent designs, take-off methodology, procedures, processes and value engineering between Corporate and divisions
  • Architecture – Support national architecture to ensure consistent designs, drawings, procedures, processes, and value engineering between Corporate and divisions
  • Design Centers – Ensure design centers are set up and maintained to get the most benefit and profitability from their operation. Ensure that design centers market the correct products
  • Value Engineering – Ensure Regions and Divisions are investigating and implementing cost savings initiatives, products and processes.
  • Contracts and Legal Documentation – Ensure all company’s performing work for Century Communities are contracted using approved contractual documents and that all subcontractors maintain Century Communities' minimal insurance requirements.
  • Customer Satisfaction – Ensure all purchasing activities positively reflect Century Communities' customer satisfaction standards.
  • Training, motivating, and Leading all Century Communities Purchasing, Estimating, Construction, and Architecture teams.
  • Implementation of new projects with details, associated costs, and set up guidelines
  • Review, evaluate and approve any special price requests or Internal cost evaluation
  • Assist with projects, as needed
  • Provide reports, as needed
  • Comply with company policy and procedure
  • Ensure that Division Budget costs are maintained in the New Star system.
  • Help maintain the appropriate level of products and options to satisfy customer-driven market needs but also ensure a fair and reasonable profit for the Region and Division.
  • Assist with managing contract documents including the preparation of plans and documentation for the bid process throughout the Regions and Divisions.
  • Assist with managing insurance compliance with corporate requirements.
  • Understand, interact with and support other functional areas of Century Communities.
  • Assist with management of growth and development of department resources.
  • Support Regions and Divisions with their people resource management. Interact effectively with people in a variety of situations.
  • Ability to travel occasionally, as role may require (less than 25% ).
  • Willing to perform other duties as required.
What You Have:    
  • Excellent communication & people skills required. Ability to communicate effectively with National, Regional and Divisional employees, including Division Presidents, Purchasing VP’s, Managers and Agents, Field/Construction Managers, Estimators, Subcontractors, Home Sales Associates, and others.
  • Self-Starter with excellent time management, problem-solving, and decision-making skills.
  • Excellent negotiating skills with a focus on driving positive results.
  • Detail-oriented. Well organized, with excellent follow-up skills.
  • Ability to remain calm under pressure. Must be able to operate with a high sense of urgency in sometimes stressful environments.
  • Strong systems application experience & high-level Excel skills required.
  • Ability to effectively initiate change and follow thru with the implementation and success of those changes.
  • Ability to handle a wide range of tasks and multiple priorities.
Your Education and Experience:       
  • A Bachelors degree in Supply Chain or Construction Management is strongly preferred.
  • A minimum of two years of experience in the home building industry, with knowledge of the construction-related activities involved with the construction of a home.
  • Minimum of two (2) years of hands-on experience within the purchasing field.
  • Read and understand working construction drawings.
  • OSHA 30 or 10/30 Construction qualification preferred.
