 Position Summary:

 The Land Acquisition Analyst will work with Century's Land Acquisition and Development teams, performing detailed land use, market financial analysis, due diligence, land planning and securing entitlements and governmental approvals needed to execute the company's acquisition strategy. 

 

Essential Functions and Responsibilities:

 LAND SEARCH FUNCTION

  • Work with Land Acquisition leadership to actively research, analyze, and identify potential land acquisition targets, to include extensive utilization of mapping and market data software.
  • Review and analyze due diligence information for potential land investments. 
  • Extract & analyze data from a variety of sources including the MLS, company databases, Metrostudy, LandVision, Zonda, and other external websites.
  • Maintain a database identifying target acquisition candidates and monitor the current status of each target.
  • Perform preliminary feasibility/financial analysis on each identified target and present weekly updates and recommendations to Land Acquisition leadership.

FINANCIAL/MARKET FEASIBILITY ANALYSIS

  • Assist the Land Acquisition team in the preparation of financial analyses to determine the viability of proposed land acquisitions.  
  • Work with the Land Development team and outside developers to determine investment budgets and schedules.
  • Coordinate with multiple departments and develop an understanding of home construction costs, buyer preferences, etc.
  • Review and analyze due diligence information for potential investments. 
  • Extract & analyze data from a variety of sources including the MLS, company databases, Metrostudy, LandVision, Zonda, and other external websites.
  • Prepare pre-acquisition investment briefs and related support material to assist leadership in the evaluation of potential opportunities.
  • Post-acquisition – maintain financial proformas and competitor analyses to assess opportunities for enhancing the performance of existing communities and to report actual vs. projected performance.

INVESTMENT COMMITTEE SUBMISSIONS

  • With the guidance of Land Acquisition leadership, prepare detailed investment summaries, including project overview, market summary, financial pro formas, etc., for submittal to Corporate Land Committee to obtain approval of new real estate transactions. 

MARKET TRANSACTION/ENTITLEMENT MONITORING

  • Responsible for weekly monitoring of land transactions and entitlement activity in the Division’s core markets, to include weekly summaries and updates of notable residential land transactions and entitlement activities.

MARKET STRATEGY

  • Assist the Land Acquisition team in preparing the Market Strategy report annually.

HOMEOWNERS ASSOCIATION

  • Assist Land department personnel with the setup and oversight of community homeowners’ associations, oversight of HOA management companies and review/processing of architectural approvals.

 

Knowledge, Skills and Background:

  • Must be proficient in MS Office, especially Word and Excel, with exposure to GIS helpful.
  • Strong verbal, written and presentation skills are a must.
  • Proven ability to multi-task required.
  • Strong desire to work in land acquisition and development
  • A background in real estate or market research is desired and professional knowledge of the home-building and land brokerage industry is highly preferred.
  • Knowledge of the Seattle, WA Land Market preferred

Education and Experience:

  • 2-3 years of experience in similar role.
  • Bachelor’s degree in Finance, Engineering or Construction.
