Capitol Broadcasting Company is looking for a Chief Engineer to work at our American Tobacco Campus in Durham. The Chief Engineer is responsible for overall maintenance and operations of assigned facilities with the intent to ensure a safe, efficient and comfortable environment for building tenants and to maintain the building’s value, extending the life of the building systems and infrastructure with a strong emphasis on service excellence. 
 
This position is on-site, M-F, 8am-5pm.
 
EDUCATION AND EXPERIENCE: 
  • High School Diploma or equivalent required.  
  • Associate or bachelor's degree preferred. 
  • Significant relevant military experience (10+ years) in property management, facilities, or trade specific roles may be considered in lieu of formal education beyond high school.  
  • More than 8 years of progressively responsible related experience in commercial property, tenant management setting preferred.  
  • Relevant certifications like BOMA, IREM, ICSC or specific property trade skills preferred. 
ESSENTIAL JOB FUNCTIONS: 
  • Oversee the maintenance and continuous operation of assigned building and their systems including: fire/life safety, mechanical (HVAC, plumbing controls), electrical (lighting, UPS, PDU, generators, primary and secondary switch gear), cabling (data and voice, broadband, rooftop communications), lighting and temperature control systems, critical environments, building constructions and renovations, tenant construction and renovations, rooftop tenant and associated communication equipment/antenna/RF hazards, digital systems (fire, alarm, duress, card access, CCTV) and Audio/Visual services. 
  • Responsible for the strategic direction of the engineering department to include: development of annual plan, establishment of individual and team performance objectives. 
  • Prepare engineering operating budgets, quarterly reforecast(s), review G/L and P&L statements, and financial reporting. 
  • Establish and review portfolio metrics and make decisions to ensure the department is meeting or exceeding Company standards and performance goals. 
  • Identify, pilot, and implement new processes, technologies, and equipment to continually improve and optimize mobile engineering efficiency, responsiveness, and quality. 
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure compliance with local, state, and federal safety compliance. 
  • Responsible for ensuring that major projects performed at building(s) are properly planned, executed, and closed out in accordance with standard industry practices. 
  • Responsible for advanced training and notification to all contractors so that they are informed and knowledgeable with respect to the building’s critical functions and the work that they are to perform, including an incident response list. 
  • Develop and execute the annual engineering operations budget, financial statement reviews, and financial reporting. 
  • Prepare, negotiate, execute, and administer both service and vendor contracts under the direction of the Property Manager/General Manager. 
  • Work with tenants to understand their needs in order to build and maintain positive, productive and professional relations.

  • Responsibilities may require an adjusted work schedule, overtime, and evening/weekend hours in order to meet deadlines.

  • Local, state, and federal building codes and regulations. 
  • Knowledge of MS Office & Outlook. 
  • Knowledge of basic property management tools and skills.
