SUMMARY
The Maintenance Operations Manager is responsible for overseeing and managing daily maintenance operations to ensure Bethany Care Society facilities remain safe, functional, and compliant with regulatory standards. This includes the supervision and operation of building systems and infrastructure across all locations, ensuring critical security, fire life safety and indoor air quality systems and equipment are in safe working conditions through a comprehensive Preventative Maintenance Program, external maintenance contracts, legislated inspections, and emergency repairs.
Coordinate and support maintenance personnel and contractors, ensuring timely completion of tasks and collaboration with contractors for high-quality project execution.
Develop and implement maintenance policies: Create procedures and schedules for routine and preventative maintenance to ensure equipment performs optimally.
Schedule and assign maintenance tasks to maximize efficiency and productivity.

Assess equipment and facilities, addressing issues proactively to minimize disruptions. This role also involves planning and executing maintenance activities, leading 3 direct reports, overseeing projects, and ensuring compliance with budgetary constraints. It requires the ability to develop and manage maintenance budgets to optimize cost-effective operations.
ESSENTIAL DUTIES, RESPONSIBILITIES, AND PERFORMANCE MEASURES
Maintenance Planning & Execution
• Develop and implement maintenance policies, procedures and schedules, ensuring success of implementation.
• Conduct facility inspections to identify and resolve maintenance issues.
• Oversee repair, installation, and upkeep of equipment and infrastructure.
Staff & Contractor Management
• Supervise maintenance personnel, ensuring adequate training and performance.
• Manage relationships with contractors and service providers
• Coordinate with external contractors and service providers.
• Monitor compliance with OHS health and safety regulations.
Budget & Resource Management
• Oversight and financial authority of all maintenance budgets.
• Monitor and approve maintenance expenses.
• Manage the inventory of maintenance supplies and equipment, placing orders when necessary.
• Ensure contracts are negotiated and executed effectively.
Compliance & Safety
• Ensure facilities comply with all safety and regulatory requirements.
• Conduct routine safety inspections and risk assessments.
• Maintain accurate records and documentation of maintenance activities.
• Create and maintain comprehensive activity logs and reports
WHAT YOU BRING
Education
• Diploma or degree in Facility Management, Engineering, or a related field.
• Hold and maintain current in good standing a valid Class 5 driver’s license and access to reliable vehicle.

Additional Experience & Skills
• 3+ years of experience in Maintenance or Building Operations Manager or in a similar managerial role.
• Extensive knowledge and hands-on experience in facility maintenance, including electrical, plumbing, and HVAC systems.
• Experience in planning and executing maintenance operations, including preventive and corrective maintenance strategies.
• Demonstrated problem-solving skills to troubleshoot and resolve maintenance issues.
• Ability to read and interpret blueprints, schematics, and technical manuals.
• Strong organizational skills to manage multiple tasks and projects simultaneously.
• Experience supervising facilities staff and coordinating facility-related projects and improvements.
• Experience using CMMS/IWMS facility management software.
• Background in healthcare or long-term care facility management preferred.
• Experience in supervising facilities staff and managing facility-related projects.
• Familiarity with regulatory compliance, including health and safety standards.
• Experience conducting routine safety inspections and ensuring regulatory compliance.
• Background in managing facility-related projects from planning to execution.
