SENIOR PROJECT MANAGER

1.0              JOB DESCRIPTION SUMMARY

1.1              The basic function of the Senior Project Manager is to oversee the administration, direction and coordination of the functions of the field supervisory personnel and subcontractors of the operations division.

1.2              The Sr. Project Manger is to make every effort to maximize profit and control cost to ensure stability and future growth within the division.

1.3              The Sr. Project Manager is the primary interface between Ajax and the Architect, Engineer and Owner.

2.0              REPORTING RELATIONSHIPS

2.1              The Sr. Project Manager reports to and is directly accountable to the VP of Operations.

2.2              The project managers report directly to the Sr. Project Manager.

3.0              REQUIREMENTS

3.1Education

3.1.1        Required:  Must have a Bachelors Degree in Construction Management, Civil Engineering or related field and 6 years construction management experience.

3.1.2        Preferred:  N/A

3.2              Licensing / Registration / Certification

3.2.1        Preferred: General Contractors License

3.3              Experience

3.3.1        Required:  6 or more years of construction management experience.

3.3.2        Preferred:  10 or more years of construction management experience.

3.4              Skills / Knowledge / Abilities

3.4.1        Position requires an understanding of industry practices and trends and their impact on the corporation. Individual must have advanced interpersonal, communicative, and organizational skills.

3.5              Physical Requirements

3.5.1        The physical requirements may be stressful even though a majority of the time is sitting. Body movements of turning the head and torso, bending and flexing the arms, wrists and fingers are required. The senses required are being able to see and hear and having full power of speech.

3.6              Mental

3.6.1        Must be able to work under stressful deadline situation.

3.6.2        Must be able to communicate in English, verbally and in writing.

3.6.3        Must be able to comprehend business math and interpret data from various sources. Advanced computer skills are desired.

4.0              WORKING CONDITIONS

4.1Work will be in a climate-controlled office a majority of the time with some time spent in the field. Workdays will typically be from 8 to 10 hours per day with some early morning or late evening meetings or deadlines.

5.0              ESSENTIAL FUNCTIONS

5.1              Hire, terminate, and/or change the duties of assigned personnel, following established company policies, procedures, and practices.

5.2              Oversee training and evaluate project managers within your region.

5.3              Audit jobsites in your region for efficiency and accuracy.

5.4              Act as company representative in negotiations with the owners.

5.5              Approve all overtime hours above a 10% limit over budget to meet the needs of the department.

5.6              Approve all contract agreements and cost of all outside repairs of equipment assigned to the department.

6.0              DUTIES AND RESPONSIBILITIES

6.1              Train and supervise all project managers in your region.

6.2              Oversee the Project Manager in your region to control time, cost, quality and safety on the project.

6.3              Reveiw reports used by Ajax to keep top management accurately informed as to the effectiveness of the management of time, cost, quality and safety.

6.4              Oversee preparation of the project budget.

6.5              Oversee preparation of the project schedule.

6.6              Audit any activities and details associated with and needed for an efficient, profitable project from signing of the contract to conclusion of warranty period.

6.7              Being totally committed to active participation in the company’s Quality Improvement Plan.

6.8              Supervision of those reporting to him.

6.9              Maintain good relations with Project Managers and Owners.

7.0              MEASURES OF PERFORMANCE

7.1              Maintains good working relationship with supervised employees, making sure evaluations and raises are given within a timely manor.

7.2              Meets the profit and cost reduction objectives of the division.

7.3              Maintains a work force capable of meeting the short and long range objectives of the division.

7.4              Maintains and protects the company assets under their care.

7.5              Ensures that high quality standards are maintained and good business practices are followed for the maintenance and continued growth of the Operations division of Ajax Building Corporation.

7.6              Maintains positive working relationships with project managers and Ajax clients.
