JOB SUMMARY:
The Commercial Leasing Associate is primarily responsible for representing Oxford in Real Estate Negotiations. Leasing Associate will also work with prospective tenants, landlords, buyers, and sellers for real estate negotiations.


JOB DUTIES:

Core duties and responsibilities include the following. Other duties may be assigned.

1. Provide and manage leads by proactively cold-calling, foot canvassing, and networking, meeting the department designated metrics defined by Asset Manager and CEO. Metrics will be subject to change based on market conditions and business needs.
2. Engage in community programs (i.e., Chamber of Commerce(s), SPARK, charities, etc.) for outreach and lead generation.
3. Draft and distribute relevant real estate documents, including but not limited to: prospecting letters, Requests for Proposals (RFPs), proposal comparisons, Purchase Agreements, Commission Agreements, leases, amendments, and Letters of Intent (LOI) for sale and lease deals.
4. Create and continually update one-page summary for each building of pertinent leasing data.
5. Assist marketing department in the creation of marketing initiatives on a building-by-building basis.
6. Research and continue to grow knowledge on local real estate market.
7. Respond to outside brokers and tenants/buyers regarding real estate inquiries and qualifying tenants’/buyers’ real estate requirements utilizing the CRM (once available).
8. Show properties to brokers, tenants, and buyers.
9. Guide tenants through deal-flow pipeline with Oxford’s architect, construction management, property management, and legal teams.
10. Communicate with architects and tenants to create space test fits and build outs.
11. Communicate construction budgets and details between construction department and tenants.
12. Facilitate negotiations between Oxford and its prospective customers and their agents, if any.
13. Pursue professional designation curriculum beneficial to career and company objectives.
14. Obtain listings for outside property deals.
15. Provide additional support to the Commercial Leasing team as needed.


JOB REQUIREMENTS:
1. Bachelor’s Degree and 3-5 years related experience, or equivalent.
2. Michigan Real Estate Salesperson License or must be obtained within 60 days of hire.
3. Demonstrate strong oral and written communication skills; ability to correspond in a professional, businesslike manner and speak effectively before groups of customers and colleagues.
4. Ability to read and interpret documents such as rules & regulations, lease paperwork, operating instructions, and procedure manuals; Ability to write routine reports and correspondence.
5. Strong ability to multi-task with multiple projects and deadlines in a “high volume” work environment. Demonstrate strong organizational skills with ability to prioritize tasks, and track and follow up on multiple concurrent items.
6. Advanced knowledge of real estate financial terms and principles.
7. Demonstrate ability to apply principles of logical thinking and define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action.
8. Valid driver’s license and automobile insurance coverage; ability to provide own transportation.
9. Perform all job duties with a positive attitude.
