JOB SUMMARY:  

The HVAC Technician I is responsible for performing repairs and maintenance to a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, light commercial furnaces, boilers, burners, intake and exhaust fans, economizers, and humidifiers.  

 

JOB DUTIES:  

Core duties and responsibilities include the following. Other duties may be assigned.

  1. Perform preventative maintenance (PM) on all HVAC units, boilers, and ventilation per established schedule.
  2. Respond to HVAC-related service orders and emergency building maintenance calls as needed, in a timely manner.
  3. Complete work orders, properly record all work performed and work hours, attach applicable receipts and return all documentation to the maintenance department each day; ensure that proper documentation is left for residents.
  4. Monitor indoor air quality and perform preventative maintenance (PM) on all HVAC units, boilers. and ventilation per established schedule. 
  5. Perform quality follow-up on all tasks.
  6. Diagnose malfunctions and make repairs as needed to maintain optimal operation.
  7. Coordinate with outside contractors as required.
  8. Assist with monitoring maintenance inventory, supplies, and related expenses, as well as reviewing systems operations and problems.
  9. Report maintenance concerns and needs for repair on vacant and/or common areas to the Maintenance Administrator.
  10. Assist Maintenance & Repair team with other maintenance tasks as requested.
  11. Support the HVAC Operations team as needed.
 

SUPERVISORY RESPONSIBILITIES: 

This position has no supervisory responsibilities. 
 

JOB REQUIREMENTS: 

 

  1. High school diploma or GED.
  2. Strong mechanical aptitude.
  3. 4+ years of experience in the repair and maintenance of various HVAC systems.
  4. Pluses: Certificate from college or HVAC trade school, Refrigerant Transition and Recovery Certificate, EPA Certification, OSHA or NATE certification.
  5. Understanding of basic refrigeration cycle, ability to identify refrigeration circuit components, and knowledge of how each component works.
  6. Understanding of basic electron theory, how electricity travels, AC and DC currents, single phase circuits, and three phase circuits.
  7. Understanding of the process of treating air so as to simultaneously control its temperature, humidity, and distribution.
  8. Understanding of basic heating cycle and ability to identify heating system components.
  9. Ability to maintain and clean the following equipment: heat pumps to 5-ton, split systems to 5-ton, packaged units to 95-ton, ductless splits, electric motors, light commercial furnaces, boilers, gas burners and related controls, various types of water pumps, intake and exhaust fans, and unit heaters (hot water, steam and electric). 
  10. Proficiency with cleaning units, examining heat exchangers, changing belts and filters, and confirming unit operations.
  11. Ability to work with a team but also work well independently; be respectful and efficient in all work.
  12. Strong communication and time management skills.
  13. Accountability for documentation - complete all necessary packing slips, invoices, and job-related forms.
  14. Ability to maintain professional attitude and demeanor when dealing with customers.  
  15. Ability to operate tools and equipment, as well as complete daily preparation of the parts for each day’s activities. 
  16. Valid driver’s license. Company vehicle will be provided.
  17. Perform all job duties with a positive attitude.
