Sr. Project Manager: Full Time Year Round

Engineering New Paltz, New York



Work under the direction of the Chief Project Manager to manage projects and repairs to the property, whether capital or expense, and supervise all personnel involved in projects.  Design, plan, prepare written estimates, and purchase and schedule delivery of materials associated with projects as assigned.  The Senior Project Manager is responsible for protecting staff, guest, and contractor safety by designing and executing work in adherence with relevant industry standards, building codes, OSHA standards, and the policies and procedures of Mohonk Mountain House




  • Read and interpret architectural plans and specifications. 
  • Supervise trades and/or contractors when assigned to project management duties.
  • Participate in negotiating with contractors and vendors for best competitive bids without sacrificing quality.
  • Work closely with Engineering Department to ensure that all installations and upgrades are completed according to Mohonk internal equipment standards and specifications.
  • Clearly communicate results, efforts, problem resolution steps and completed tasks verbally and in writing to the Chief Project Manager.
  • Coordinate photo documentation of projects with draftsperson prior to start of, during, and upon completion of project.
  • Schedule and coordinate trades and other departments into project. Work with operations managers for the optimal scheduling of work.
  • Attend and lead project coordination meetings and department meetings as necessary.
  • Ensure all work is performed per OSHA standards.
  • Ensure all work performed meets current building and electrical codes.
  • Participate in the preparation of the annual 5-year project plan.
  • Propose and estimate projects for the 5-year capital and expense spending plan.
  • Work with architects, engineers and consultants as directed by the Chief Project Manager.
  • Work closely with the Project Managers and the trades involved in the planning and completion of each project.
  • Maintain records for all projects throughout the job and transfer records to Properties archives once the job is complete.
  • Ensure the proper completion on project close outs, including overseeing project punch-list. completion, obtaining close out documents from contractors, proper submission of as-built drawings for record and sign-off on all required inspections.
  • Work with Properties Office Manager and oversee completion of project turnover binders, with specific project equipment operating and preventive maintenance manuals, which will be turned over to Director of Engineering for record keeping.
  • Perform project completion walk through and ensure project areas are properly returned to Director of Operations and Director of Engineering.
  • Participate in the preparation and finalization of Period End reports.
  • Keep all necessary parties updated on progress of projects, including all changes in cost, scope, and schedule.
  • Follow all accounting procedures.
  • Occasionally assist tradespeople in the completion of trades work when necessary to meet project objectives.
  • Possess or be willing to attend and pass a sixteen hour O & M Asbestos Training session.
  • Design, plan, estimate and expedite projects with the Chief Project Manager.
  • Develop and maintain project schedules.
  • Read and interpret architectural plans and specifications.
  • Provide accurate project estimates for project completion and financially for budgeting purposes.
  • Perform material take-offs.
  • Write purchase requisitions and draft contracts for projects.
  • Verify totals on report forms, requisitions, or bills and follow all accounting procedures.
  • Write Staff Performance Appraisals for Electricians and Sign Technician.
  • Work independently or closely with others in the compilation of specs and material requirements for projects, including contracting for services and materials.
  • Work in a manner that will not endanger oneself or others.
  • Perform work safely at heights up to one hundred feet.
  • Maintain a pleasant personality to customers and co-workers under trying conditions and circumstances.
  • Perform Manager-On-Duty shift when assigned.
  • Adhere to all Mohonk Mountain House and Properties Division policies and procedures
  • Participate fully in the Mohonk Service Initiative, including Daily Shift Briefings
  • Maintain flexibility with schedule to fill the demands of the operation, work on short notice to effect emergency repairs 24 hours a day, 365 days per year.
  • Be neat, clean and well groomed, maintain a good, professional image for our customers per the Guest Relations Program

  • Demonstrate proficiency with Windows-based operating systems and use software including MS Word, MS Excel, MS Project, MS Outlook.
  • Write concisely and legibly.
  • Analyze problems and develop and implement action plans to address problems.
  • Perform basic mathematical functions such as addition, subtraction, multiplication, and division.
  • Drive automatic and standard transmission vehicles in a safe and legal manner.
  • Work safely in tight, enclosed, confined spaces.
  • See close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
  • Inspect the work of others by touch, sight, sound and smell for conformance to prescribed standards.
  • Speak, read and write the English language and communicate in a clear and congenial manner, with our guests, visitors and employees.  Hear verbal instructions, directions and warnings.
  • Reach with hands and arms, bend, kneel, stoop, twist and flex arms, walk up and down stairs/inclines, sit, climb up/down ladders or stand for up to 5 hours at a time.
  • Lift up to 75 pounds from ground level to waist level and carries a distance of up to 50 feet with/ without assistance.  Walk up to 5 miles per day.
  • Maneuver carts or dollies safely with loads up to 200 pounds up and down stairs, elevators, through passageways or outdoors up to 250 feet.
  • Work outdoors and exposed to natural elements.
  • Act calmly and effectively in emergency situations.
  • Analyze problems and develop and implement action plans to address problems.




  • At least 18 years of age
  • Valid Drivers License
  • Minimum 15 years of experience in building and construction, 10 of which in a supervisory capacity with project management, job coordination, scheduling, estimating and building code experience.
