JOB TITLE: Chief Facilities Maintenance Technician

DEPARTMENT: Engineering

JOB SUMMARY 

Plans, implements, coordinates and manages all mechanical operations and maintenance for a facility, campus, or portfolio of buildings. 

ESSENTIAL DUTIES AND RESPONSIBILITIES 

A. Manages the building's operational accounts and assists the Property Manager in development of operating and capital budgets.

B. Assists in operations and maintenance issues, troubleshooting and problem solving as required.

C. Recommends and implements improvements for preventive maintenance programs on an on-going basis and develops/maintains effective building-specific maintenance and safety procedure manuals.

D. Coordinates maintenance efforts with outside contractors, tenant finish personnel and technicians.

E. Oversees all building systems including fire/life safety, plumbing, HVAC and electrical issues and must remain current with latest HVAC technology trends.

F. Maintains on-going communication with tenants, clients, owners, facility management team and vendors.            
G.
Responds to all emergency situations (fire, evacuation, equipment failure etc.) and customer concerns quickly.   
H.
Implements and administers inventory control programs/purchases parts and supplies.

I. Develops specifications and assists in solicitation and administration of maintenance/repair service contracts.        
J.
Establishes and monitors programs to ensure compliance with applicable codes, requisitions, agency and company directives as related to building operations.

K. Performs other duties as assigned. 


SUPERVISORY RESPONSIBILITIES 

Provides formal supervision to individual employees within single functional or operational area.

Plans and monitors appropriate staffing levels and utilization of labor, including overtime.

Prepares and delivers performance appraisal for staff.

Mentors and coaches team members to further develop competencies.

Leads by example and models behaviors that are consistent with the company's values.

 

EDUCATION & EXPERIENCE

High School Diploma or General Education Degree (GED) required.

Bachelor's degree preferred.

Minimum of four years of commercial maintenance experience.

Ability to read and understand blueprints preferred.

Knowledge of sprinkler systems, fire panels, and fire pumps required.

Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.

COMMUNICATION SKILLS 

Ability to communicate effectively and clearly with tenants, vendors, employees and visitors.

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding.

Ability to write routine reports and correspondence.
Ability to respond effectively to sensitive issues. 

COMPUTER SKILLS

 

Advanced working knowledge of building control and automation systems.

Knowledge of Work Space, ETS or other preventative maintenance service request system preferred.

Working knowledge of Microsoft Office programs.

Working knowledge of PDAs or Smart Phones.

 

CERTIFICATES and/or LICENSES 

Universal CFC/EPA 608 certification or ability to obtain certification required.

Additional certification in three or more of the following preferred: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, painting, plumbing, carpentry.

Additional Certifications/licenses may be required by local or state jurisdictions.

Valid driver’s license required
