Construction Project Manager

The Construction Project Manager (PM) plans, directs and coordinates a wide variety of construction projects, including the building of new and renovating existing store locations, warehouses and retread plants. Responsible for scheduling, coordinating and oversight of all design and construction processes.

The PM will oversee construction site supervisors and crew. The successful candidate will coordinate and supervise the construction process from the conceptual development stage through to final construction, making sure that the project gets completed on time and within budget. The PM will work with the Manager of Construction Services, engineers, architects, contractors, sub-trades and other internal and external resources who are involved in the construction process. Projects may vary in scope, size and value.  It is expected that this person will be capable of managing projects for both renovations and turnkey new builds of up to $5 Million in value


Project Management

  • Oversees the collection of information within the different company divisions in advance of determining the scope of work for each project.
  • Selection of general contractors and trade contractors to complete specific pieces of the project—which could include everything from civil infrastructure work to painting and flooring installation.
  • Determines the labour requirements and, in some cases, supervises or monitors the hiring and dismissal of workers.
  • Oversees the performance of all trade contractors and is responsible for ensuring that all work is completed on schedule.
  • Oversees site preparation, including land clearing and earth moving; sewage systems; landscaping and road construction; building construction, including excavation and laying of foundations and erection of the structural framework, floors, walls, and roofs; and building systems, including fire-protection, electrical, plumbing, air-conditioning, and heating.
  • Evaluates and helps determine appropriate construction delivery systems and the most cost-effective plan and schedule for completing the project.
  • Divides all required construction site activities into logical steps, budgeting the time required to meet established deadlines. This may require sophisticated estimating and scheduling techniques and use of computers with specialized software.
  • Oversees the performance of all trade contractors and is responsible for ensuring that all work is completed on schedule.
  • Directs and monitors the progress of construction activities, sometimes through construction site supervisors. Oversees the delivery and use of materials, tools, and equipment; and the quality of construction, worker productivity, and safety.
  • Responsible for obtaining all necessary permits and licenses.  Depending upon the contractual arrangements, may be responsible to monitor compliance with building and safety codes and other regulations. 
  • Continually track and control construction costs to avoid cost overruns using the companies estimating, accounting and tracking systems.
  • Promotes and may be responsible for overall Health & Safety of all workers on the job site.

Property Management

  • Perform a variety of property management duties; Kal Tire has a large portfolio of both leased and owned properties that require repairs and maintenance on a regular basis. The day to day management and coordination of these projects may also be a part of the PM’s role.


  • Minimum five years project management experience.
  • Minimum two years project estimating experience.
  • Minimum two years drafting experience.
  • Minimum two years purchasing experience.
  • Minimum two years property management.
  • Experience within the automotive industry required, and Kal Tire preferred.


  • Has a broad knowledge of residential, commercial, and industrial construction terminology and methodology, understands in detail all aspects of Kal Tire’s design standards and specifications.
  • It is essential that the Project Manager understands the business operation and is sensitive to business interruptions and seasonal cycles, especially when renovating existing facilities.
  • Has a good technical knowledge of Kal Tire and other building components and their function.
  • Knowledge of Project Management principles and practices.
  • Knowledge of budgeting, cost estimating, and fiscal management principals and procedures.
  • Can organize and prepare a detailed scope of work, budget and construction schedule.
  • Understands Architectural, Structural, Civil, Electrical, and Mechanical design and planning principals.
  • Understands contracts, construction law, and general procurement procedures.
  • Identifies operational needs, develops and integrates related procedures.
  • Is able to make decisions and recommendations regarding design and constructability issues.
  • Ability to organize, prepare and review tender documents.
  • Is familiar with municipal bylaw language.
  • Has a good general understanding of federal and provincial building codes / fire codes.
  • Ability to read schematics and blueprints and /or technical manuals.
  • Skill in the use of computers, specifically in a PC, Windows-based operating environment, including AutoCAD.
  • Ability to provide technical guidance and/or supervision to architects, structural engineers, and independent building contractors.
  • Can assess contract compliance and product/service quality.
  • Is skilled in work flow analysis and management.
  • Has the ability to make complex operating, administrative, and procedural decisions.
  • Ability to gather data, compile information, and prepare reports / recommendations.
  • Can perform site inspections, approve and make suggestions for site instructions and site installations.


  • Architectural or Structural Technology Diploma.
  • Carpentry or Major Discipline Journeyman Trade Certificate.
  • Emergency First Aid (Level 1 Equivalent).


  • Must have a valid Driver’s License
  • Able to adjust to working long and odd hours to accommodate stores at times
  • Heavy physical activity; work environment involves high exposure to hazards or physical risks, which require following strict safety precautions, procedures and legislation.
  • Flexible and willing to travel regularly; able to spend periods of time out of town (expected to travel and work out of town 25% of the time)


Must be consistently able to demonstrate the Kal Tire AIMS.
