DESCRIPTION
The Assistant Director of Facilities is responsible for supporting the Director of Facilities in overseeing all construction, DOB, FDNY, and other compliance, cleaning, and general maintenance staff at the New York campus. The Assistant Director of Facilities will work with the Director to establish priorities for scheduled maintenance services and operations, administer preventive maintenance programs for all facilities, and supervise the performance of emergency and routine maintenance on campus.   
    
RESPONSIBILITIES     
The responsibilities of the Assistant Director of Facilities include but are not limited to:   
    
Supervising Staff:   
  • Helping to hire, train, discipline, and rotate staff as needed to meet construction, renovation, cleaning and maintenance needs of the New York campus.
    
Project Management:   
  • Prioritize work assigned to the Assistant Director to ensure AMDA’s needs are met in a timely fashion.
  • Assign work requests to appropriate personnel to perform required maintenance, service and repair, and follow up on progress.
    
Inventory Management and Purchasing:   
  • Recommend material for projects assigned to the Assistant Director (new construction and ongoing maintenance), obtain bids as required, and purchase best quality at lowest price.
  • Prepare and submit Purchase Orders as needed.
  • Maintain control of all in-stock inventories of tools and supplies and avoid out-of-stock on regularly used or emergency items.
  • Maintain cleanliness and organization of work areas.
    
Preventative Maintenance and Work Order Requests:   
  • Schedule and perform regular ongoing maintenance of property and equipment to keep it in working order and avoid emergency replacements / repairs.
  • Respond to and distribute all work order requests to appropriate staff. Follow up on each request to ensure the request was fulfilled.
    
Municipal Liaison:   
  • Act as liaison with city, county and state, as it relates to fire, security, and occupational safety, when the Facilities Director is unavailable. 
  • Assist the Director of Facilities in responding to any and all violations or other municipal notices.
    
Campus Safety:   
  • Be alert to all safety concerns and follow industry standard safety guidelines and regulations.
  • Ensure security of any assigned keys.
    
Housekeeping:   
  • Ensure that all areas of the main campus are cleaned daily.
  • Assist in the management and scheduling of AMDA’s cleaning team.
    
Other:   
  • All other duties as assigned.
    
QUALIFICATIONS:   
  • Minimum High School diploma or equivalent; 2-year college degree or technical/vocational
degree/certification desired.   
  • 5-to-10 years of related experience, which should include handyperson and porter experience.
  • General knowledge of all construction trade types (carpentry, plumbing, painting, electrical, mechanical, etc.).  
  • Working knowledge of plumbing, electrical and fire codes, blue prints, mechanical and electrical safety
systems.   
  • Ability to promptly and successfully respond to work requests.
  • Hands-on ability to maintain building mechanical systems, equipment, and fire systems; HVAC background a plus.  
  • Ability to use power tools as required.
  • Knowledge of applicable OSHA requirements.
  • Fluency in Spanish is a plus but not required.
    
LICENSES / CERTIFICATIONS REQUIRED:   
  • FSD Office/Hi-Rise/Hotel/Motel F58 Certificate required, Citywide preferred.
  • A T89 Fire Life and Safety Director license must be secured for the Stratford Arms site.
  • Standpipe Certificate, Citywide certification preferred.
  • Sprinkler Certificate, Citywide certification preferred.
  • Exterminator License preferred.
  • Locksmith license preferred.
  • P99 Boiler License required / No. 2 Fuel Oil, preferred.
  • First aid and CPR a plus.
  • Driver’s license required.
  • Certified Property Manager desired.
    
SCHEDULE:   
  • Monday to Friday: 6:30 a.m. to 4:00 p.m.
  • Weekends as needed; on-call 24/7 for emergency response.
    
PHYSICAL ABILITIES REQUIRED:   
  • Heavy lifting required (air conditioners, refrigerators, furniture, equipment, etc.)
  • Ability to climb ladders and at least 10 flights of stairs.
  • Ability to stoop, kneel, crouch, and crawl.
    
TRAVEL REQUIREMENTS   
  • Local travel between New York campus buildings.

Salary Range-$80,000-$85,000
