Position Summary: 

The Building Operator position provides a high level of professional customer service support and hands-on operation for the client and tenants of the Customers at the facility for the heating/cooling plant, HVAC, building control systems, plumbing, electrical, building automation system (BAS), computerized maintenance management system (CMMS) and other building infrastructure systems including subcontractor management and coordination. Overall, the position is to provide day to day building operator support in the complete operation of the facility building infrastructure and support systems for both the client, tenants and the general public. The position requires full-time on-site attendance, Mon. to Fri. (40 hrs/week), overtime as and when required and after-hours availability as may be necessary for emergencies. Travel Requirements: Company vehicle provided 

Responsibilities: 

  • Daily operation and maintenance of the building infrastructure and support systems
  • Operate, troubleshoot/problem solve equipment and system matters as required to ensure reliability and optimal use.
  • Respond to service requests promptly and professionally representing the client.
  • Prioritize, self-perform, triage work orders to complete scheduled and unscheduled demand service work to meet service quality and responsiveness targets.
  • Communicate/liaise daily with the customer to optimize tenant response and communications, escalating where required.
  • Action as required to ensure successful completion of work orders and other requests.
  • Operation of the BAS based on-site systems and conditions.
  • Complete assigned preventive maintenance-repair tasks, service requests, work orders and respond to emergencies.
  • Follow up when additional information is required, including documentation of service work performed.
  • Supervision and coordination of subcontractors, utility, and other suppliers
  • Adhere to all company and client policies and procedures.
  • Perform all job functions in a safe and healthful manner, abiding by and in accordance with all applicable Health, Safety and Environmental company policies and government legislation/regulations.
  • Adhere to the Company’s Quality System operating procedures.
  • Always represent Ainsworth and the customer in a professional manner
  • Perform other duties as assigned by Management.

Qualifications: 

  • Valid 4th or 5th Class Power Engineer’s Certificate, relevant experience in a related environment including a working knowledge of HVAC, building control systems (pneumatic) plumbing, mechanical, electrical, life safety systems/fire suppression, and related equipment and systems.
  • Excellent safe work practices.
  • Ability to provide hands-on services to equipment and systems within the role and skillsets of a building operator.
  • Proficient computer/cell phone skills appropriate to the role (word, excel, email, BAS, CMMS).
  • Proven ability to communicate effectively with a diverse group of internal and external individuals.
  • A proven systematic and organized approach to multi-tasking.
  • Demonstrated ability to work independently to complete assigned tasks with minimum supervision.
  • Good communication skills and working knowledge of the English language both written and oral.
  • Demonstrated ability to meet deadlines.
  • Professional and exceptional interpersonal skills.
  • Provide services to both internal and external customers.
